Remove garden tub - replace with washer & dryer?
Comments (12)I'm a Realtor with a bathroom that houses a washer and dryer. On a personal level I HATE IT! Its in our main/guest bathroom on the second floor and its often "occupied" when I need to get in there to do laundry. It's so annoying that we're planning to change the space by adding a new wall & new door so the bathroom has a separate entry. My thought would be to create a nice linen area or build in a secondary closet in the bathroom instead and leave the W/D where it is. On a professional level I've found it to be a real hit and miss with buyers. It can depend greatly on the size of the property and where else in the house the laundry could be. If it's a small home and the only other spot is the basement, garage or not at all, having it in the bathroom is a plus. However if the house already had a dedicated space for the laundry with easy access, the reaction is often not so great. In our situation, there was a dedicated laundry room by the kitchen on the main level. When the W/D were moved upstairs, the laundry room was converted into a walk in pantry. I love having the W/D upstairs as well as a walk in pantry, both were positive changes however I don't feel like the original homeowner took the remodel far enough. Instead of creating a space for them and making it look like that was where the machines went originally they just dumped then in a corner of the room and the job looks unfinished. This bathroom was originally a small 4th bedroom. Comments (10)Your problem is quite common and not nearly as difficult to fix as you might imagine. The flange and cup shaped metal part with the cross at the bottom that you are looking at is properly called the "Tub Basket". On the end of the drain line immediately under the tub hole there is a casting called the "Tub Shoe" that has female threads. Once the Tub shoe is properly aligned with the tub hole from the bottom we apply plumbers putty to the underside of the flange on the tub basket and insert the basket through the tub hole from the top and screw it into the tub shoe. As the basket is tightened down from the top it in turn pulls the tub shoe upwards to insure a tight seal. (There is also a rubber gasket between the top of the tub shoe and the underside of the tub). Such is common to all things, in time the plumbers putty will dry out and crack resulting in a leak. To repair the leak you will need a "Tub Basket Wrench" to unscrew the tub basket. Once you have the basket out you can clean the underside and apply new plumbers putty, which is the industry norm, or you may elect to apply a generous layer of cf clear silicone sealer (Plumbers Goop) then insert the tub basket back into the hole and use your basket wrench to tighten it in place. As you tighten the basket in place the excess plumbers putty or silicone will squeeze out around the flange. That is to be expected and it is a simple matter of wiping the excess away when the basket is tightly in place. A word of caution here. If you use plumbers putty the drain can be used immediately but if you elect to use silicone you must allow 24 hours for the silicone to completely set.(personally I prefer the plumbers putty because once a basket is set in with silicone it is nearly impossible to ever remove again, and contrary to public opinion, silicone will leak in time due to the minor flexing of the tub in normal use.) Some handymen will tell you that you can remove the basket by inserting the points of needle nose pliers through the cross and turning the cross that way. Don't you believe it. When trying to remove a basket in that manner there is an extremely high risk that you will break the cross out then you will have a real chore trying to remove the basket. There are dozens of varieties of tub basket wrenches ranging in price from about $7 for the simple cast iron type to well over $60 for the professional grade type. Fortunately even the el cheapo cast iron type will do fine for the limited use that a homeowner might need. You can find a basket wrench in any local hardware or home supply store. Comments (35)I agree with qdog, the size of home I'm referring to has a large master suite, in a smaller bathroom you'd have to certainly make a decision as to what you could fit into a small bath, but in my size and price range it's possible to have it all and that's what buyers in my area want, whether a soaker tub or jacuzzi is personal preference, but definitely large tub and seperate large shower are the norm in my area and price range. Disney, this is my third home I've purchased with separate large tub (2 were jacuzzi's, one a soaker) and I'm not in a starter home. Comments (15)Thanks so much for the suggestions and advice. I am concerned about being able to get the tub close enough for a faucet reach but far away enough to clean. Unfortunately, a floor mount is not ideal since we're on a concrete slab. A wall mount would be a much easier install. It would be on a wall backing up to the master closet, so I think we could also have a panel to access the plumbing. I really like the Newport brass fixture, although it's a bit more modern than fixtures we've used in the other bathrooms.
