I know you will hate me for this, but please understand my view point. I am an old house LOVER! I also spent twenty years as a banker trying to talk people into understanding that their future home purchase had to be about love....and practicality. When you are in love with a house you think that the fact that it slapped around the last owners was likely because they were bad owners...they probably deserved it because they didn't do the maintenance you would do to keep it in check. You justify the little issues like the third eye as something minor instead of realizing that a third eye is not actually a normal thing and will require some seriously expensive custom lenses. You turn a wet basement into a couple puddles.... Ten years,..no lets make it five if you get the house....if you find that my pessimistic attitude was totally incorrect and your home turned out to be perfect beyond compare...please tell me I am wrong so I can learn a lesson. But if on the other hand my gazillion years of trying to make people understand that they should buy a home they love....but should equally involve their brains and heart in the equation turns out to make some sense in your potential chris brown like situation.....well be sure to share that valuable experience as well so that others can learn from you...and make light of your experience because "that will never happen to them". I tried to buy the egg and I farm as a young wife ohhhhh so many years ago thinking that a house with walls falling down and a tree growing in the living room just needed our tender and inexperienced care to bring it back.....the bank laughed...thank god!

I like my first idea best as far as use of space. I know people say not to put toilets on an outside wall. We had one in our last house in Iowa, but we had 2X6 construction. I don't know how high your window is, but I'm guessing the toilet would fit under there. The shower would be 5 feet long or shorter if you want a wider space to get to the toilet. (kind of tight the way I have drawn). You could do a 5 and half foot long shower and do an angled door at the left end to allow room between the shower and toilet. The vanity would be about 7 feet long, unless you do a 60 inch vanity with a linen cabinet at the door. I would reverse entry door swing if you do that.. The second top right could work and you would still have a small closet. The bottom left plan would require waterproofing your front window. Hopefully someone will give you other ideas. The bottom right plan is bigger, but no closet. Each square equals 1 foot.

I got inspired by everyone's advice and made some major changes, but I still have a ways to go! Added wallpaper, removed and added some furniture and rearranged. What is needed next? I think a rug, chandelier fan, large gold mirror over the dresser and something (maybe sconces) over the bed and possibly remove those nightstands in exchange for some very simple, smaller ones with a circular top and "x" for legs. Also a rug (I am thinking soft tan/cream colored cheetah/leopard and not sure if I need window treatments. It is a small room. I don't want it to look even smaller with more stuff unless it makes the room look fabulous! I haven't had a rug or window treatments in this room for years because of my severe allergies, but I am realizing the rug will really tie the room together, right? BTW I am grateful for this forum. I have done nothing in my house for years and finally have gotten some motivation from everyone!

I’ve been looking for a big rug. It’s hard to find one that doesn’t look really cheap (since I’d rather find one that’s.... really cheap 😆). For now I have a rug like this on either side of the bed (the other one is a reverse color scheme). They’re souvenirs from a family trip to Morocco, so I love that they’re really personal, even if they’re not the perfect size. I will keep searching for a good value on a giant rug.... The rest of my house is quite colorful and eclectic. The house has mid-century/glam roots; when we bought the place, not much had been done since it was built in ‘64 (by a real character who hosted legendary parties with the likes of Frank Sinatra and RFK!). I‘m trying to respect that history while also making a practical and comfortable home for my family now. Not sure that helps! In any case, I‘ve always preferred a calming bedroom space, so I’m going for a different vibe in here from the rest of the house. Not this calm, though! This is just boring 😐
