tips for HALF-BASEMENT BOYS/GUEST ROOM

Have a very awkward space in desperate need of TLC:

through the only window you see the front yard, no privacy

the room has 3 doors (bath-closet on one wall and a main door on another wall).

Since it is a half-basement, 2 of the walls show a structural concrete base showing (see pictures).

The room is used by my step-son (weekly basis, not daily) and guests ( 3/year)

ceiling height 7' , room 10' x 15'

I would like to position the bed in a way that makes it a focal point and cozy.

I would like enough floor space for kids to play.

Clueless about window treatment for such long window

Clueless about solution for 2 doors ( they almost reach ceiling)

the bed opens up to fit 2 twin mattresses when we have visitors

A basement guest room is a basement guest room. The bonus with yours is the window, long as it may be. I would consider the direction the window faces before deciding on the window treatment. If it faces north there will be no direct sunshine. If it faces east, will morning light awaken guests too early? If it faces west, does afternoon sun need to be controlled? One way or another, your guests will want privacy, so that is a consideration. You may not be able to use a one-piece window shade due to the width. If you put in a divider at the halfway point, you may be able to use two roller shades or two cellular shades.
These are a few things to consider.

it’s hard to tell from the pictures - does the bed have a headboard? If not, I would center it on the wall and make some kind of daybed with shelving/cabinets on either side. dont forgrt to include a few sconces (can be plug-in if you don’t want to spend for hardwired) for reading lights and an outlet or extension cord power strip so people can plug in their phones.

Ignore the style of these photos, just using as an example of how the bed could be set up

I'm in the Midwest and while it seems common to me, I don't know that its a fact regionally...but it seems that men in particular like having their "man shower" down in their "man cave" that they don't have to get fussed over about. Or in my sisters case her "woman shower" since her husband is a total controlling neat freak and insists on squeeging after every shower. So she uses the cheap fiberglass stall in the unfinished part of the basement. I just looked at a house for sale - by the kitchen door that comes in from outside the wife insisted the husband take the half bath and put in a shower - he wasn't allowed any further into the house till he'd used it. And as a gardener and pet owner - I'm with sniffdog.

I have used with great success "Out" pet stain and odor remover spray purchased at WalMart. It's a milky liquid that has no smell but removes the odor of whatever you spray it on. I have used it at our hunting cabin on tough odors (mice) and mustiness as well and a few hunters along the way... Saturate your problems areas carpet and all. It's an enzyme like others have suggested. Works on stinky drains and refrigerators, too. Also, Oil of Wintergreen in a 3 to one mix with water can be sprayed on your concrete and carpet, recommendation from a carpet installer years ago. The former owners of our house had a dog that urinated frequently indoors. The Oil of Wintergreen neutralized the concrete odor with amazing results.

Thank you all again for the feedback. I'm really leaning towards sacrificing the laundry room and going with a powder room. The more I think about it and think about the way I do laundry, I believe the ROI (for me) on a separate powder room would be greater. I'm attaching a drawing, but I there really isn't much to work with. The area outlined it red is initially going to be a family room, but in a couple of years it will convert to an in-law-suite, so we want/need to keep that area separate the way it is (so ignore the bathroom there, that's part of the suite). The room labeled with the red L and blue B is the current laundry room, proposed change to powder room/mudroom. The alcove with the blue L is where I am thinking of moving the laundry, and the red X in the area to the far right is the location of the main floor bathroom in the existing house. And yes, we have walls, I just didn't draw them out! :-)

chicagoans, I will most likely remove those French Doors since that will be the new living room. Not sure I will need a door or should I add one? I have moved all of my cabinets that were in my sewing room to the new sewing room and because it is laid out different I could not figure out how to add everything. I removed the half bath for the moment. Also, if you are talking about the window on the porch I will be removing it and putting the den on the left side of the porch. I have not added a door in the garage yet to go to the outside (is that what a man door is?) I have been looking at Foyer layouts but don't want to go too wide but I think I would like French Doors for the entry or at least a door and a half with both sides that will open. I will have the doors to the den will be off the foyer and I was thinking about adding the half bath at the end of the den wall. If I put the laundry room in the kitchen I was going to put the pantry on the east side but the entry door will be at the other end. What would you do and would you enclose the pantry with walls and a separate door or just have the shelves exposed? Right now my shelves are 12" deep but I think I would like them deeper--maybe at least 14" deep. I know the garage is on the opposite side of the house from the kitchen but those are the only places I can have them located because of the lot.

thank you @felizlady! it faces North and on shady area so a little on the dark side. I did contact an online blind supplier and they said one-piece roller shades was doable and preferred(window is super short too . Would you add curtain panels on both sides and in the center perhaps? I am not sure if I need to bring attention to window to take your eye away from all the doors or just leave it.

Thank you @Heather No headboard, I think is the Brimnes ikea daybed. Love that idea with sconces. If I do center the bed, that would leave me with very minimal space for shelving on the one long wall. There is space but it will turn into a narrow shelve/furniture, specially if the bed is open. I think the wall where the bed is totals 114" approximately, the bed length is 76.8"

Will be relocating outlets as soon as I decide where to put the bed, right now they are at bed level near fabric and that scares me with kids.

I would center the bed under the window as in the second picture Heather posted. use the desk on one side and a small dresser on the other to use as end tables. The tall shelving by the door could move to the end wall or get more storage to fill the wall by the entry door. Closed storage is preferable to hide and corral the toys. Get a nice plush area rug
