Brand new two story home in Florida has garage wall leak
Comments (18)Hi Bommai, actually holding the framed wall in the thickness of the coats of stucco is correct so that the surfaces of both walls plane in even. That's why out here we use a z-bar flashing. Picture the "z" being inverted ,(or upside down),so that the upper back flange nails to the framed wall, goes out over the block, with the outside flange hanging down over the block. Then a perforated j-channel is held up 3/8" or so nailed to the framed wall above the flat or level section of the z-bar. Underlayment,lath, stucco coats go over the flanges nailed to the framed wall so that moisture runs off the underlayment, out the perforations of the j-channel, hits the z-bar which directs it out over the block. If they held the framed wall out flush to the block, it would have an overhang because of the thickness of the stucco coats and even with a weep screeding, unless they flashed the transition point framed wall to block, moisture could still seep between. I dont have the know how to post a drawing on this forum, but if you would like to e-mail me, I could take a digital of a drawing and e-mail it to you if you provide me an e-mail address to you or your builder. Comments (3)Was the repair listed in the disclosure? Get a hold of your agent and start squawking. Is the shower floor tiled or a one-piece? If the latter is there any flex whatsoever in the shower floor, especially around the drain? What's closest to the hole in your ceiling? The tub plumbing/drain? the shower? For low-tech sleuthing get a light up there, if you can reach even unroll some paper towels, then turn on the tub. Try with the drain open and closed. Watch where the overflow lever comes out of the tub. Watch the trap itself. Same with the other fixtures. If you find nothing, then try running the water with someone standing on the tub and/or standing in the shower. Plastic shower pans and plastic tubs can flex around the drains. Plastic tubs can also flex causing the caulk to fail where the tub mets the wall. I've even seen shower head arms cross threaded, they slowly leak over time inside the wall. Comments (1)Don't worry about the drywall. It's toast. Will have to be removed and replaced regardless. Doesn't matter much if its a little patch or a large one. Suggest taking it out for that reason and to give yourself visual access to the area above it which may well show you where the leak is coming from. If you're unfamiliar with this, do hire someone who knows what to look for. If it costs what you say, that's too bad but there really isn't an alternative. You can't let this go. Suggest going after it once and with gusto. There are people who typically identify themselves as "flood restoration services" or some such wording. They do this kind of thing all the time. An outfit like that may be able to take your job from start to finish. I just used one to patch up my ceiling after a roof leak. Comments (0)A few months after a bath remodel I noticed water running from the drain hole in the tub spout whenever showering. I removed the Delta spout (screw on type) to look and see if I could find the issue, ended up breaking it and replaced with a different model, although still a screw-on model from Delta, link below. The new spout had the exact same issue so I bought another one and again the issue is the same which makes me think this is not a string of broken diverters. Water runs out of the pipe without any leaks. The adapter is soldered on so that has not been changed with the second and third spout but i have replaced the o-ring and tape each time, yet the leak persists. The adapter supplied with each of the 3 spouts is exactly the same and appears to have been installed according to the specifications for the spouts included on the packaging.
