Comments (39)If both furnaces are installed in the basement, more rigid duct work would have to be installed, but the lineset and the wiring would shorter. I don't think there would be much difference in materials. There would be more labor. It takes more work to run the duct work up from the basement versus running flexible ducts in the attic. I have no way of estimating this. I would think an extra 2-3 days of labor should do it, but I could be way off. The plans would have to modified. You second quote for the HVAC equipment is $21,850, not $26,000. I like the second quote with the 2-stage furnaces. Remember this quote is for over sized furnaces and condensers. I don't understand why there is a separate quote for gas lines. Is this considered an option? I am not convinced you need a humidifier. Comments (10)Mixing wood floors with wood look floors with different stains and materials is tough to pull off. I think slate/slate look floors look good next to wood and will also work with the other elements in your house. You can get it in porcelain tile and LVT versions. The contractor spoke with the city and the city saw no problem with the open bathroom concept, but they said the fan will have to be sized based on the entire room size, of course. My contractor did bathrooms bigger than this bedroom and knows how to size the fan. The fan will have a sensor that will run the fan when humidity is above a user defined % ( I guess 55%?). Why do you think it needs a separate dehumidifier and AC? My friend has a non-open concept bathroom with a wood floor that itself is 17'x17', bigger than my room,which is 15'x15'. My friend huge bathroom has no mold, and it just has a very powerful fan in the middle. Could you please elaborate why this 15x15' room with open concept bathroom should have mold? As for waterproofing, you mean on the pan? Any suggestion for that? Note: here in north Florida there is no ice. @Mike Blasko : had a meeting with my contractor, I ruled out tiled shower floor meeting woodfloor, he said it is crazy. I gonna get this pan and he suggested to put it on top of the hardwood floor, with a thin mud bed. He said that this way the pan will keep the planks from differentially warping. He also said he is fine with cutting woodfloor at the shower pan and put pan on mud bed on top of subfloor, but he would prefer the first options. Comments (3)Edge to edge carpet anywhere is a royal pain, with a built in expiration date. We don't know your climate. We don't know if you have basement, or crawl space or slab foundation. We can't tell if the "bathroom" is a powder room, or if it has bath/shower etc. You haven't shown the actual kitchen. Would it need a rearrange or remodel and if so ?? When? Best options in order:Area rugs over: A sand on site hardwood floor all first floor except perhaps laundry /mud entry An engineered hardwood More of the LVP ( luxury vinyl PLANK ) which is different than lvt.
