If selling bamboo - what to sell and how?
Comments (23)Are you wanting to start a business selling live bamboo? Cut bamboo poles? Or is the only option is to sell the removal rights to someone? I think your best bet is to search for bamboo farmers in your area, close by, to see if they wanted to harvest it. A long shot but they're the only ones I can think of who would have the know how and way of selling the product. I have no idea what kind of bamboo you have but you might not get much money, or any money, the harvester might even charge you. The savings would come from reduced removal cost. Comments (5)Thanks very much! Yes, this was very helpful. I ended up paying $3900 for the AS 4 ton 13 SEER condenser, and the attic evap coils to match. I kept my furnace/blower to save $1100. It was only 9 years old, but I found a loose duct in the attic spewing the cold air right out. After I duct taped that and the unit had a good 6 hours off, I flipped back on the disconnect outside and with the hardstart wired in, it cut on just fine. It was chugga-chugga.....CHUGGING along with a great beat that was easy to dance to, and very loud. The guys came today first thing with the install, and the boss guy from Sunday just called at the beginning to see if I had more questions, then came at near completion to see, solder, charge, and inspect. They laughed at my duct tape job and put on a zip tie and some little screw type things. It was about ten man hours all together, all very fast talking with cell phones ringing and coordinator check-ins. The only hitch was at the end when it didn't cut on fast enough and the owner asked a few questions and said, "Well, you guys blew a transformer. Tell XXXXX to come here." Mr. XXXXX was taken aside and got a few words, and the owner turned to me and rolled his eyes, but XXXXX had a transformer on the truck and had it fixed in ten minutes. The leak test on the solder was fun to see, with some black light florescent spray--and it did show a leak the first time, so the owner had to go back up and redo that. They were a pretty happy crew and Mr. XXXXX grinned and gave me a wink and said "Heh, that makes us even this job." The owner's last question was "Are all your intake filters as clean as that one?" (No, I admitted one required a ladder to change and was overdue.) I got a few words. :) The last words from his truck as he was leaving "Change that filter today." Comments (26)Listing contracts in most areas has all to do with the current market. You most likely can get whatever you want from a real estate agent; IE, length of contract, commission rate, how, where, what you want advertised, but I guarantee it will be with one of the hungry, inexperienced agents that will promise you the world and will not have resources or negotiating skills to get the job done. I disagree with that. When we sold last year we interviewed several agents. Two of them actually became agents at the same time, attending the same class (18 years ago). We went with the flexible agent who was the top regional seller. Why? He was flexible down to 90 day from the six months the other guy insisted on. Both were well seasoned, well thought of realtors. Neither was "hungry" nor "inexperienced". One was flexible, one was not. Comments (13)The answer is it depends. If you have the extra cash and can find affordable contractors to do the work at good price it might make sense to make the repairs. Keep in mind there is not a "one size fits all" renovation that will satisfy all potential buyers either. I've seen sellers spend way too much on renovations only to find out potential buyers didn't care for the upgrades that were made. Also, the repair costs could add up quick especially if you are replacing windows and siding too. But if you do decide to move forward with the cosmetic improvements I would suggest a luxury Vinyl tile flooring. This is a very durable floor that looks like real hardwood. Neutral colors work best for paint and if the cabinets are in good shape but need paint/finish Rustoleum is a great solution for cabinet refinishing. When you say bathrooms does the entire bathroom need work? From the kitchen picture I would suggest new countertops (granite /quartz), SS appliances, a new backsplash and a big money saver would be to paint or refinish the cabinets. Selling "as is" is another good option if you don't want to spend the money. There are a ton of investors out there who buy houses for cash, or claim to anyway. Just beware because there are some that either don't have much experience or are not local to your community and they end up partnering with other investors to get a deal done. In many cases the deal could fall apart. But there are GOOD investors out there who make fair deals. Here is an example of a quality "We Buy Houses" company. Hope this helps.
