Comments (10)thanks for the feedback. funkycamper, thanks, very helpful to have the clearance info. We need to select our dining table and chairs to figure out how much space we'll have between. I think the sink will be around 32-35 inches -- still not sure as we're investigating having an integrated sink. We're re-purposing the original birch cabinets in a friend's home, so they will get new life after being refinished. We're re-purposing everything we can in this home -- as much as we have a love/hate relationship with The Cabinets That Will Not Open, we would not allow them to see the inside of a dumpster. oldbat2be, camelot years, love it! Thanks for your suggestions. We're excited to make this space more functional for our family. I like your idea for eliminating the low wall for plumbing -- I need to talk to our architect about what the plumbing requirements are and whether we can do that. It would be great to gain more storage. Along those lines, I drew up a very rough cabinet design. The current layout would have no upper cabinets on the wall with the range/hood -- just open shelving, which would be high and likely only for decorative items: Side view Obviously with this design we are sacrificing storage in order to achieve a minimalist look. But we'll have plenty of food storage with the 48 in pantry and a larger fridge, which is the main issue we have now. We would have to be very economical with what we have in our kitchen, which is fine because we don't have a lot of stuff. Our dishware would be in a lower drawer, next to the fridge. Glassware would be on the open shelf near the fridge. Cookware can go in the drawers under the cook top. Comments (23)I love your angled walls and octagon shapes and think your kitchen/dining area is going to be incredible. Since nobody uses your garage entrance except family, I think entering through laundry is just fine. Even if you are coming home from a Costco run because I would imagine that a lot of that Costco stuff is going into the pantry, right? So, really it's a straight shot. I would make the wall opposite w/d as a mini-mudroom type of set up. Although, really, I do agree that it would be best to move W/D upstairs near bedrooms so do share your upstairs floor plan with us so we can help you do that. In our previous 2-story with bedrooms upstairs, we moved W/D to the master bath upstairs and it was, by far, the best thing we ever did in that house. Of course, if W/D are moved upstairs, that whole room would make a great mudroom and give you lots of landing space. Someday, a future family with kids will thank you for both changes. I actually like your current fridge location but I think that's because I don't like the look of fridges and always want them off where they are less noticeable as long as they are still in a place that makes sense for ice-water-stone-fire. And I think it achieves that where it's at. But it would work fine on the other side if you choose. But, yes, please consider a smaller island with a larger prep sink with adequate counter on each side of the sink. In your original island plan, your sink was so close to the edge that you would have to put food to the right of the sink and then put it back where when done washing it. So much easier to have unwashed on one side, wash it, then clean food moves to the other side. While I like the two island ideas much better than the huge continent-sized island you originally had, I question whether a second island is necessary. You have a LOT of counter space and really don't need a second island for buffet service, imho. Get rid of the desk, make it into a beverage center that would work for both coffee or drinks, and use that area for buffet service. If budget allows, I'd put another small beverage sink there to make coffee/tea/drink-mixing convenient, and a small beverage fridge and/or wine cooler. Or both. You have the room. If budget doesn't allow for all this now,I'd plumb and wire for it and add them later when money frees up. Instead of the second island, I'd go for more comfortable seating as well. I totally agree with AnnKH that you have room for a sitting area and you should go for it. Our remodel is allowing for that and even though we're far from done (DIY takes time), those comfy loveseats are getting a lot of use. It so welcoming and I appreciate people sitting there to visit with me. It keeps them out of my work zone but close enough to chat. If you search through threads here, most people dislike desks for all the reasons previously stated. I love the idea of including a file drawer and storage for office supplies and, really, with laptops and tablets, you can sit anywhere. I'd be sitting in one of those comfy chairs. :) Unless I needed space to spread out papers, then your island or dining room table will do nicely. Comments (18)Sorry, but none of the above. What about taking #3 and moving your Cleanup Zone to the right wall and putting a prep sink in the island? The DW would go to the right of the cleanup sink. Cleanup Zone in the island...Personally, I would not want my dirty dishes front and center and on display for all to see. In addition, sitting at an island with dirty dishes "in your face" is not pleasant. Maybe if the island was very deep (like 54" to 60" deep). With the Cleanup Zone in the island and across from the range, you are cramming all three primary work zones (Prep, Cooking, Cleanup) into one small space. The counters on the perimeter with no water access are essentially wasted space b/c they are not situated such that they would be useful for anything other than as a junk/clutter collector. Corner ranges (2nd layout) take up a lot of room and limit access to them. While it's not as bad as a sink in a corner (at least in my opinion), it can still create access issues. . Your aisles look very tight in all three layouts. Is your island at least 41.5" deep? That's what's needed for seating: 1.5" counter overhang in the front + 24"D cabinets + 1" decorative door/end panel + 15" seating overhang (the minimum recommended) = 41.5" There should be 44" b/w the island counter edge and the wall. Since all three work zones are in one place, the aisles should be 48" wide b/w the range/refrigerator and the island's counter edge. If you make the changes I suggest and only one person will ever be working in the Kitchen at once, then 42" would work. Remember, though, that aisle widths are measured to/from the items that stick out into the aisle the farthest -- appliance handles, counter edges, etc....See MoreSteve Hsu
