Where do you live? I'd say no fireplace would only potentially hurt resale if you're in a colder climate, but then again it doesn't even work. Most people don't really care for formal dining rooms these days. As long as there is one decent sized place to have a table to eat at most buyers are okay with that. If you're really concerned, as a local real estate agent how these changes would impact your value and local buyers.

I'd say expanding the kitchen is a good idea, but the proposed one in your plan is pretty bad. Spend the money to hire a kitchen designer before undergoing a costly renovation. Even just posting dimensions on here and we can help.

Why do you need two tables for eating.? I would use the space that the one in the kitchen occupies to extend the cabinets, etc. If you want to eat in the kitchen, use stools around a peninsula or island that can also be used for cooking big dinners or Christmas cookies.

I agree with others, but you have to start chipping away at it and here is a good place to start. I think dedicating 2 places to eat should be reduced to one. Can you make the one on the top side of kitchen the official DR and leave the LR side all living room? I suggest to find a user friendly program like IKEA kitchen design and just start playing with floor plans. The fireplace you say doesn’t work so I believe it would actually de-value ($ off for fixing ) the house but run that by a real estate pro in your area. Punch in your specs, appliances and start putting in cabinets, do I walk around. Take your time, keep working...

If it's brick fireplace, that's expensive to remove. Save the $ & put some towards hiring a Pro to expand kitchen.

Can you not put the din table in front of the fireplace? My dining room has a fireplace in it and it's most grand. My living room also has a fireplace. They are great visually in both places (we have yet to get them working again, but it's on our list).

That said, on the other hand, I honestly like the status quo better than the proposed rearrangement. Keep in mind that a bigger kitchen isn't necessarily a better kitchen. If you want more kitchen, I'd think that expanding into the breakfast nook area would be better. Also you could consider opening the wall to the dining room. Designate between the spaces with an island/peninsula with a wine rack or something.

Where are your doors and windows in this plan? You don't need two dining areas do you? A large island with seating can take the place of a nook table. If it's not a structrual problem to remove the wall between the kitchen and the living room, I would open it all up and keep the fireplace. Most people prefer fireplaces even if it's just for the aesthetics. I can't imagine decorating for the holidays without one.

I would need to see the floor plan with details but IMO a 26’ long kitchen is a lot of walking to prepare a meal, if at all possible the rnage should be on an outside wall and i honestly do not understand the need for 2 dining spaces. You need a good KD not a cbinet salesperson but an actual KD who usually can also help with the surrounding spaces.

You have no intentions of moving any time soon. Please yourself, not the future seller. Who knows what people will value when you go to sell anyway. I would, however, look into what is involved in the removal of the fireplace.

What do you think of extending your new kitchen space in to the area where you want your kitchen table to go. Then you can put one big dining room table straddling the area where your current dining room table is going into the sitting room area?
