Elevation gone wrong
Comments (54)Robin1190 - Sorry to hear about your experience. What did you end up doing? My husband and I are going through a similar experience; trusted the builder, they drafted the plans, we were never shown a topo survey or a story stick, but we were explicit about not having steps to the outside from the house or the service door of the garage, discussed it in several conversations and there were none on our plans so we felt we were heard...until we saw the foundation already poured and were told we'd have 4-5 steps into our front (side) door and about the same from our sliding door onto our patio (we told our builder "no deck") and 2-3 steps out of our garage service door. A huge problem because we have a narrow lot, a side entrance and the stairs prevent access to the back yard and the lake! Even if we make the stairs so you go up one side to the door then down the other side to the lake what a foreseeable royal PITA for carrying coolers, lake toys, etc from the garage to the boat. Sorry, I don't mean to go on and on...it's just so hard to see something you work so hard for be executed on so poorly and not be able to "fix" it. How did you resolve the matter? Take legal action? Any reimbursement or no charge from your builder for excavation and foundation work? Would you have any pictures of your walkway "ramp" from driveway to front door?...See MoreHow do we improve the exterior of this stucco house?
Comments (16)lots of diff ways to do it. notice the darker door here, the address plaque and the light. around the base they did the white stone work. or you could do a copper plaque. w/that terra cotta, the copper and black and wood tones would look amazing. Notice the wood doors. if you can't do wood, try and find some other door styles and try black. this is SW Iron Ore. would also work I have the spanish tile and this black/gold stacked stone around my door. I painted the door a dark BM Gray color. you can see the Wrought Iron trim color w/my stucco color I'd paint your fascia trim the Wrought Iron color. (I should have used it instead of the platinum, but I thought my roof tiles were going to be a lot darker) you can see how the warm wood tones in the gate and the garage door set off the colors here's the wrought iron color on my gutters. I think this color on your roof trim would look great: Landscaping will be the finish. remove those shrubs in the flower beds and try something diff...See MoreWhat's wrong with this kitchen island and how to improve it?
Comments (12)Thank you again for your comments and advice! We decided to get rid of the island and added a new cabinet to the empty corner. We changed the countertops, the sink, all appliances and added a backsplash. We also painted the lower cabinets a bluish-gray and changed the floor to oak. It's not finished yet, we still need to paint the upper cabinets a cooler white and replace the handles, but we are getting there. What do you think? Comments (26)Wow, some really great insights and a lot for us to think about. Here is what my house currently looks like. As you can see, we are trying to keep the existing space as intact as possible. Maybe this drawing will help with some of the thought processes? As you can see the current layout is what it is, and I'm trying to work around it. Most of the houses in our area have our design. If I make it 'optimal' then we've invested in the house more then we would be able to recoup 10-15 years down the line. If I take the current living room/kitchen area and open space that (so we can open it up into the backyard), then I feel that it will be smaller of a space and that the master would be on the noisy street (vs keeping it in the back and quieter). But I am very grateful for and appreciate all of the suggestions. And yes, this new plan is from a real architect. :/...See MoreMark Bischak, Architect
