Your requirements say porcelain tile, not plank vinyl. Certainly not laminate. You will disappointed in the performance of either if you expect it to live up to your unrealistic expectations. If you adjust your expectations to understand that life will show on either of those floors, you will be less disappointed in the outcome.

When it comes to moisture resistant laminates, it is always USEFUL to look at the maintenance guide. For laminates this is quite important. The maintenance guide often contains words like "Spills must be wiped up inside of 15 minutes." The '15 minute' guideline is NORMAL for REGULAR laminates. If a moisture resistant laminate STILL CONTAINS the "15 minute" time limit, then it isn't as advanced as the manufacturer would have you believe. If the wipe-up maximum extends to "30 minutes"...now we have a progress. Mannington advertises 72 HOUR spill protection. Compare that with 15 minutes. I would say you have a pretty good choice in front of you. Your situation does not warrant the vinyl products. There isn't enough surface spills to warrant vinyl. And just remember: these colours/options are only on the market for 18 - 24 months. If you want to continue the floor into other areas, you will want to do it NOW...Don't wait. Too many people try to purchase "more" of their floor only to find it was discontinued about the same time they made their original purchase. Just a little helpful hint for future renovations.

I installed Kronoswiss laminate 6 months ago (professionals installed it). The product is great, gorgeous, durable. What I would have done differently: The concrete slab needs to be very smooth and level to avoid creaking and popping. Insist that the installers deliver the product to acclimate in the house for 48-72 hours before installation. I've had a few issues but overall I'm happy with the floor.

I am not a professional, however I have had past experience with both laminate and LVP. Our daughters have rented apartments in various states over the years all of which had LVP products. In all the apartments, either from previous tenants or the movers, the LVP floors did have deep scratches. We have had orignial Pergo in our home for over 20 years. Once we had a water line to our refrigerator leak which did cause swelling and warping. Over the years though it did flatten down. This laminate had a 15 year warranty at the time, and we did notice "chips" after ten years or so. When servicemen came to work on appliances, the laminate did also get chips from tools being dropped on the floor. In the kitchen, the weight of our stove did leave indentations noticed when cleaning behind the stove. From the beginning, I noticed that dog "drool" water stains were difficult to remove. We have had several mid to large dogs in our home from the time it was installed. Here in Florida, sand is also an issue. In the right light, one can see how the laminate has been scratched from the sand and dogs nails. Our neighbors have put in the LVP products over the past three years and seem to love it. I am not crazy about the VOCs and odor that comes with the LVP products. We are in search of a new flooring for our home due to the same situation you were in. We are thinking abour porcelain tiles as well. I also need to be able to sanitize our floors with a steam mop due to immunocompromised family member. What did you decide to go with?
