Comments (17)I've found that my leaves don't do nearly as well if I baby them. I use regular potting mix, *BARELY* damp, like a wrung out sponge, bag 'em, and when they're well rooted (2-6 weeks depending on the variety) I wean them from the bag and put them with my plants; they do fine and throw up tons of babies, with maybe 98% success. If you have large leaves, you can even cut a wedge from the top of the leaf (with the central vein as the tip) and plant that too. Never, ever, use rooting hormone; the type of hormone they use encourages roots, but discourages suckers. You *want* suckers; those are your babies. The damp soil method above also works for all kinds of AV rooting, such as suckers and de-rooted crowns. They take surprisingly little water to root, but you *must* bag them. As for rooted leaves taking too long to make babies, try disturbing the roots; either bang it on the table or squish the sides of the pot a bit. That seems to give them a bit of a wake-up call. I've been telling myself that I could gift some of the bulbs I'm ordering, but I may decide that its not reasonable to give them away before I've seen them bloom myself. he he In the meantime, I've cleaned up the far side of the house and set up shelving against the west wall so I have plenty of room to winter my seedlings. Comments (19)Well after a long day with police, adjusters, etc I am back with a quick update. The burgler (s) took our 250 lb. safe out the back door. The broke glass door going in. They severed our drive through communication system conduit, we are sure they thought it was an alarm. Idiots, if it was an alarm it would go off as soon as it was severed. Anyway, they took safe, sledge hammered it, got all the cash 3000.00 . They left petty cash checkbook, about 200 gift cards (useless, without being scanned into system) all the daily receipts. They dumped the safe, police recovered about 1:00 p.m. They then drove to a mini- mart and drop the bank bag with all the stuff in it, into a garbage can. They happened to do this in plain view of clerk. She saw them acting strange, saw them dump it, can identify them and car, plus the mini-mart has cameras everywhere. they are looking at tapes tonight. Hopefully they will have some evidence that can get these people. Another restaurant had their safe taken last night as well. Since so many restaurants have been hit in this neighborhood I hope they patrol a little more diligently. The good news... we are covered for everything, even the cash. Yeah !! Comments (20)About a 20 - 25% no show rate has been our experience on multiple house sales, with another 25%+ spending OTOH, we've been the buyers who cancelled on short notice or zipped in and out in two minutes because our agent failed to take our list of requirements seriously (yes, we found a new agent, but that's happened multiple times.) RE agents justify showing properties that don't meet their buyers' wishes by falling back on the old saw: "buyers are liars." We tried to review the MLS sheets/web listings before touring, but when relocating that hasn't always been feasible. You'd think RE agents would realize they're wasting everyone's time, including their own, but I guess they sell enough properties that aren't what buyers initially said they wanted that it's worth the gamble. Anyway, I agree with the suggestion to freshen the listing regularly. Maybe your agent needs to reword the info about the condo fees and elevator. Offering a bonus to the selling agent can help; at least it worked for us on one house. Prepaying the buyers' condo fees for 6 - 12 mos. is a good idea, too. How would you feel about not leaving the condo until the agent and buyers arrive? You could greet them at the door, say you were just on your way out, and leave. I did that when we sold one house, and was able to park on a nearby street from where I could see the agent's car. If they stayed over 5 mins. then odds were good they'd be a while, so I'd go run errands. This reduced my frustration because I wasn't inconvenienced by no-shows....See Moreyoyobon_gw
