Already built same elevation

I don’t have much time to comment or review thoroughly.... but

the downstairs half bath is hard to get into and use as drawn.

also, the two sets of double sinks show upstairs leave each bathroom with little to no storage or counter space for your everyday toiletries and getting ready for the day activities . hair brushes, toothbrushes, makeup deodorant. You get the idea.

That Is something we have strongly considered. As of now they are both clear to walk stairs and light exercise is encouraged within reason. We are also viewing a home with two masters one on top and bottom. This is not our forever home, so I went into this knowing that I would not love our next home, this home simply serves to allow us to care for children and parents within our means.

Do you need the 5th bedroom? Generally builders allow very few changes to their plans. I could see making Bedroom 3 and 4 larger versus adding the additional bedroom. Maybe even putting the laundry between the 2 rooms for a larger laundry room. I would also be inclined to remove the bathroom by bedroom 3 (or put it between the other bedrooms, which would allow more space for a larger master bathroom/closets and/or a seating area in the corner of the house off the master bedroom. However, you are probably looking at a house that is almost done and none of the spaces can be adjusted anyway?

I would also do a fireplace centered on the Right wall versus angled as it allows more seating options in the living room. While I love the idea of a formal dining room, they have really are being replaced with the main seating area. The powder room is pretty tight. Do you need a mudroom space? There is not room at your garage entrance to put a rug for shoes.

Would you really use/need a formal dining room? If not I would consider moving around your first floor a bit to allow for a bigger dining table in the main space. Builder might not go for it, but it can't hurt to ask if you think it could give you better functionality. Scoot the window down and put the fireplace in the middle. A see through fireplace is an option as well, visible from both kitchen and office.

Continue flooring all down the hallway (and I would consider LVT or hardwood over tile, if it is an option).

If you have aging parents to care for, I would also try to find a plan that allows for a first floor bedroom as stairs can be problematic for many older people. Perhaps you could convert the office (in wither plan) to a legal bedroom by eliminating the loft bedroom. Most homes have a limit on bedrooms for septic reasons but I can't recall when/how that is determined.

It sounds like this home/neighborhood checks off some important boxes for you (area, schools) but might not be everything you need. Nearly every home purchase involves settling on something (price, location, size, features). Decide NOW what are your dealbreakers.

Angle-entry pantry for easier access and definitely mudroom! 7 people have an awful lot of shoes and jackets.

Can "ill parents" use the stairs and have a bedroom and bath on the second floor? Do elderly parents want to share the same floor and space with young children?

Virgil, as ill parents living with our son, my answer is no, especially no stairs.

No bedroom on the first floor is a “dealbreaker “ if you’re caring for ill parents.

Having cared for ill parents and also having moved them in, I commend you for that. It can be both daunting and rewarding. Having said that, please opt for a bedroom and accessible bathroom on the first floor for them. Things can change in an instant, I found out. Being 'able' to do stairs, is not the same as 'should.' Stairs up the risk factor tremendously, especially on a second floor. Imagine how many times a day they may have to use them. If they become bed-ridden for a time, it is now you or your spouse going up and down repeatedly. What if they need medical attention? Or home health services? Lots of 'what if's' and unwanted possibilities. Much better to plan ahead, to serve all of you.

See if the builder offers a beverage station coffee bar instead of a desk. Or delete and upgrade appliances. Consider exploring induction.

Skip two levels and seating at the island with the table and more comfortable chairs right next to it.

Get an architect and build a house that works for you there are mant things already mentioned and probably many more not noticed yet. As someone who already finds stairs a challenge some days I certainly would not want a bedroom and bathroom upstairs.

No bedroom and no full bath downstairs would make this house plan unacceptable to me if caring for parents. Things (healthwise) can quickly change, a sad fact of life.

I agree 100% with the necessity for a main-floor bedroom with bathroom. And, hey, it might not be parents that need it, but a kid with a broken leg or someone who's frail from cancer treatments....

If you're in a "make-do" mode, I would consider transforming the front room on the main floor into a parental bedroom.

Even if you have your folks upstairs, there should be age-in-place features, including accessible bathroom, curbless shower, etc.

Alternatively, could your folks put a modular "granny cottage" in your yard? Then you'd have parental separation, and they'd get everything they'd need.

Have you considered a custom designed home?

I have however every One we spoke with exceeded our Price point. We don’t want to over extend ourselves. We don’t want any assistance my parents and I am a SAHM to our 3 children. We also sometimes help with healthcare expenses for them, so we are very strict about our budget in preparation for unplanned expenses.

If this is not your "forever home" is that because you anticipate your parents will be moving on? Needing full-time nursing care? True story: I moved across country planning for a two-year span to give my parents a comfortable time during their inevitably last years. It's 12 years later..... If I lived somewhere for 12 years, it would count as a home, whether "forever" or not is irrelevant. IMO

It certainly seems you need a bedroom and full bath on the first level for your parents. My advice is to keep looking or start looking on line for plans which you can afford and will fit property available in your area.

Not having a bedroom for your parents and a full bath for them which is accessible without stairs is the starting point, IMO.

For ill parents, you're probably going to need a master suite -- a bedroom and bath w/closet that is handicapped accessible -- whether on the ground floor or in a basement or at least a half daylight basement, preferably w/a southern or southeastern exposure for light and warmth and the ambiance that can provide.

My forever home- a home I love and am financially prepared to splurge where I would like to, a home that we can spend 7 years or more. When our youngest started school is around the time we planned to buy this home, we will have minimal debt and be in a optimal place financially. I think my best option is to continue to search for a home with two master bedrooms. I have found one but the taxes are high, public schools not good. Safe area, but we would be paying for private school.

Also the entry from the garage is a laundry room hall and I hated that. Small lots with minimal back yards. I did like the inside plan but it felt small. I will attach.

I do like that there is a full and half bath on the first floor.

We need 5 bedrooms- 2 sleeping arrangements for kids 1-playroom. No need for formal living but converting that space to a needed office for my husband who works from home 3-4 days out of week.
