Comments (24)I know what Cindee's going through, and you, too, Soultan... constant pain is a horrible thing, and even though it can be controlled with medication, there are side effects... you become dependent on the medication, literally addicted to the only help you have. Then there are the effects the medication has on your body... such as, harming the liver and kidneys, making you tired all the time, etc... and the stigma attached to being a chronic pain patient... people think you are just a painkiller junkie. Unless a person has experienced chronic pain, they can't imagine how it takes over your life... Cindee is very lucky that physical therapy is helping, and that she has found a way to deal with the pain. I'm so happy for you, Cindee... especially since you're planning this trip to see family! That's a major accomplishment when you live with pain! And how wonderful that you have a helpful and understanding husband who has made it easier for you to enjoy your bulbs! Soultan - headaches are just as bad as living with chronic pain... not far from it, anyway... I not only deal with Lupus, but I get occasional migraines, too... I know how a bad one can keep you from enjoying your day, that's for sure! The human body is an amazing machine, so strong and yet so frail... Even though I still rely on my meds every day, I am much better since I began a regimen of Optimum Nutrition meal replacements, and began taking echinacea, purified fish oil, glucosamine chondroitin with csa, B complex, flax oil, balanced amino acids... and lost 35 pounds! I'm not sick as often as I used to be... and my med consumption has gone down. I used to take 240 Lortabs in 20 days... imagine that... now I only take 120 in a month! I still have bad days, as I'm sure you both have... but detoxifying my system and feeding it what it really needs has made a huge difference! Having faith helps a lot, too... and as I "offer up" my troubles to the Higher Power, I shall also keep you both in my prayers, as I do all my friends... Comments (29)I just finally finished all your posts with your old house photos...including the doorbell! What a great old place! Another kindred spirit here...mine is a 1916 Craftsman Bungalow. Only been here about 8.5 years & doing all the work myself (with the exception of electrical & plumbing). Truly a labor of love. It's so much easier to post pics of ripped up, unfinished rooms in this section. Old house people get it when some of your sash are out of the frames for reglazing & some rooms have chipped plaster (for 2 years until you can actually get around to it). Real restoration is so much more time consuming than a "renovation". Your home is gorgeous! Your furnishings are perfect too! Comments (1)Hey Jim nice looking framing good idea to cover it up for the winter. I dident see details of the edge trim under the sunroom but let me run by you how I do it and see if its the same , I really cant picture the way you discribe your idea>>trim the decking flush with the frame,using 1 1/2'' rips of the decking glue and screw them flush to and into the edge of the decking, usually we put a router detail on the edge of the rips for detail, I use 1 1/2'' because the skirting that bumps up under the trim is 3/4 or 1'' thick this gives a nice little revealThe vents sound about right both in the skirting and in the decking close to the house. I can not stress the importance of Cross Vintalation enough. You can sand ipe with 60/80 grit pads,this will no effect one way or the other far as the twp taking to the ipe.I jam fit any butt joints,sometimes we glue them together. Ipe will shrink a little width wize not leangth wize Solid cap rail or post caps depends on the look you want sometimes the post caps if there are too many of them over power the total look. I dont really get into lighting much, in the rare times I have and the Wallet goes with the lighted post caps I use pt 4x4s boxed into the frame with construstion adhesive,im not really big on bolts either we secure them in with gun nails and finish the conection with 3'' ss bugle head screws.Then after the decking is cut around the pt 4x4s we install ipe post sleves Ipe Post Wrapps/Sleves>> we make them with ipe 1x6, pt 4x4s can range in width a lot so we make one set of 3 3/4'' and one set 5 1/2''( or full size 1x6) how ever high the posts are.Fasten them together to form a long box, slide them over the pt post.Corectley built leaves enough space to run the wire to power the post caps lights inside the wrapps. Becsuse the pt posts will be exposed to the sun while the decking is put down cover them with white trash bags until its time to install the wrapp.We use 5/32'' bits for the pre drill in 1/6 ipe using 1 5/8''ss # 7 square drive screws with a bead of construstion adhesive on the joist.Pre drill can go in the 3/4 ipe a 1/2'' or so but not into the pt frame.One place that is really making some deals on ss screws>> Fasco Fastener not much of a web site its better to call them 866 327 2633, tell them I sent you and they will charge you twice. Comments (5)I don't think it has anything to do with the election. That's not however to say politicians won't attempt to capitalize on the real estate bust. These cycles have a life of their own. They're not over 'til they're over. Nothing is going to change until we get all the hot air out of the system. In order to do that, sellers have to capitulate. I'm just now seeing the first signs of that in my area & it's got a long ways to go. Early summer, a few sellers dropped their prices $10K-$20K. That wasn't nearly enough to move inventory much less clear it. Now, in the past two weeks I'm seeing $40K-$100K reductions all in one drop. This is a small town & I'm familar with many of the properties listed for sale. Except for a few estate sales, most are couples who have transfered large equities from prior homes into their current home now on the market. Since they put down a considerable amount of money from the inflated prices they sold prior homes for they have what they think is a lot of room to maneuver. As they lower prices in large chunks they are, in essence, removing the hot air from the 2003-2005 market as equity disappears. There's one nice home for sale here that's a divorce situation & they've just lowered $60K after hanging tough since last winter. They'll need to lower another $100K, IMO, to move the house. Anyway, it's nothing to do with the elections. Markets of any sort take on a life of their own that drives prices. Right now, we're got a stalemate between willing buyers & willing sellers. My money goes down on sellers capitulating long before buyers open their wallets. Free markets are extraordinarily efficient. When prices equal buyers willingness to pay...the inventory will start dropping & not before. The buyer mentality has changed & I don't think sellers actually understand that process at the root level. The freenzy to purchase that drove the upswing has just plain evaporated...it's gone. Buyers are now value driven (as they should have been all along). I'm still reading seller quotes saying that they'll, "wait out the market & relist". As Cramer would say, "They know nothing. They don't understand!" Market forces have changed and a new real estate bubble is ten years away. And then, it will be historically time for another. So, to sellers who think they will "wait out the market" & then sell for 2005 prices + 20%...they'd better settle in & get comfy 'cause it's going to be a long wait. /t...See Morehartcm08
