Fiddle Leaf Fig: Is this a Fungal Issue?

Hello,


My 4-year-old, 5 ft x 7 ft Ficus Lyrata tree has started developing these small orange-like spots and tiny black specks on the underside of the leaves, which has lead to the yellowing and dropping off of the leaves. It began with the older leaves. Is this fungal issue? Perhaps mites, although I haven't seen any at the base of leaves (where they like to hide)? Rust? Will Neem oil help save this plant?


Background: Never been repotted. Is taken outside for a good soaking every few weeks/when the top inch+ of soil is dry.
