Comments (9)#1 appears to be for bronze paint on aluminum cladding for the frame and sash with normal double pane Low E glass and a normal 2 7/8 jamb depth plus pine extension jambs to make it 4 9/16", perhaps the interior face of the sash is pine too and probably a pine veneer on the inside face of the interior screen. #2 is for white paint on aluminum cladding for the frame and sash with tempered glass (odd for a typical window) with a 2 7/8" jamb ready for 1 5/16 fir extension jambs, perhaps the interior face of the sash is fir too, and probably a fir veneer on the inside face of the interior screen. Check the model number/name of each window (Axiom?) and be sure they are not replacement windows (I assume they are for new construction). Make sure the window will meet the applicable energy code with the internal gas specified, and internal mullion spacers (Andersen windows need a more energy efficient gas option). Make sure there is one window in each bedroom that meets the emergency escape and rescue minimum opening size. Tempered glass is generally required near doors and if the bottom edge of the pane is below a certain dimension from the floor and the glass pane is larger than a certain size....See MoreHelp me understand my agent
Comments (39)Thanks guys. Well, yesterday's people came back again today. Again - over an hour late. Again, the buyer's agent called the office notify us of the delay, and again.. I wasn't notified. Oh well. They spent about 25 minutes in the house, and raced off to other appointments they were also late for. Haven't heard anything back yet, but I'm not obsessing over it either. We have 2 more showings tomorrow evening, and if these people come back for a 3rd time, it's all good. We replaced the screen on the slider door tonight, and I got a quote and hired someone to refinish the deck.. that will be done this week. The previous owners painted it with latex and it's peeling off. It's not hideous, but a bit of an eyesore compared to the rest of the house. I think it will be $700 well spent. I was out weeding my gardens and had to trim the grass growing around my For Sale sign. That kinda made me sad. jy_md - I have no problem with the amount of showings we're getting, and I do think our home is adequately marketed. My only issue is the lack of communication, and him not being reachable half the time. Of course, at this point I'm sure he considers me a colossal PITA and can't wait to sell it just to be rid of me ;) marys1000 mentioned "If now that you've lowered your price you still don't get a nibble I'd wonder if he's not working with the other agents well? " Which brings me to a new issue, and I think there may be some truth to that. Our neighbours across the court (ones who started out FSBO then listed with an agent, and subsequently sold 5 days later) were over talking to us (they're rooting us on big time, bless their hearts) was telling us their agent (from a different realtor) knows of our agent, and knows a few people who have closed deals with him - and he's apparently not very good to work with. Again, unreachable, and when the going gets tough, he shoves things off onto other people. Not sure how much truth there is in that, but it might explain why, out of 30+ showings and 30+ agents, the agents are for some reason pushing their clients to other houses. This is a question HE'S also pondered, but didn't have an answer for. If there's any truth to what we've heard, that may be our answer. I don't know, but I just have that sinking feeling in my stomach that we made a very bad choice, and it's a lesson well learned. Anyway, tomorrow is a new week. Comments (37)It's not me that is the problem when it comes to this community. I have lived in several countries and many different cultures and societies in my life. I have always had great community interactivity. But I have never seen such a close minded xenophobic community as this one near me. One of them told me once that, "If you moved here when you were 10 years old and lived here until you were 90, you would still be considered an Outsider." When comes to culture, I am cultural chameleon and generally able to fit into any community, but it is this very quality that these xenophobic people hate about me. They cannot stand anything that is different or anyone that has an appreciation for anything different then how they think and act. When I first got here, I made great efforts to friend them. I once invited some over to my house to visit. I prepared them a nice meal. They would not touch the food and told me bluntly that if I ever invited them over again, that I had to promise not to cook anything because they have very specific ways they like their food cooked and did not appreciate me putting them into a position where they were pushed to eat something they were not familiar with. You might think that they are some type of health nuts, but the exact opposite is true. After asking around, I found out that what they meant was that, they only eat food that is cooked in the same way they they have eaten it all their life (the way their mom cooked it). I am not joking here. And I am not talking about just a select few people, it is the whole dang area in general. Abilene Texas is a city of about 150,000 people and there is not one exotic restaurant in the entire city. About all you can find is Taco Bell style Texmex, hamburgers, BBQ and low quality Buffet style Chinese places. Any exotic places that do open up like Genghis Grill, close down shortly there after. Not even Zucchini's could stay open here. As far as water quality, goes, extremely hard is an understatement. Comments (110)Wow...I am shocked by your fathers response to what is clearly a problem that he significantly contributed to. If you are able to find one of the tile pros from John Bridge who works in your area...you would very likely be in good hands. There should be no delay in getting onto the JB site to ask questions. I think the delay is just for uploading pictures. Be prepared though because they may also suggest you need to start over if you want certainty that it is done properly. On the bright side, at least it looks like your husband has discovered the source of the water behind the wall ( it's hard to understand why this wasn't investigated by the crew that did the original tear out ). While it does not address the shower waterproofing/ material suitability issues it is at least a step in the right direction....See MoreHolly Nicole
