I can understand it better, now, sjhockeyfan, thanks. mrshalf, is this the proposed layout or current? We really need more info in order to help you. Have you already paid for your plan? If so the plan is yours to share as you wish. Anything else and I am just not sure. More questions, though...blfelton is right, you cannot fit two full fridge/freezers on that short wall. Why can the cooktop not go on that wall and the fridge/freezer on the opposite wall? If your kitchen will open into a great room you may still have room for an island but you would have to reorient it so that it does not interfere with traffic from the doorway. You also said cooktop, but where will your oven go? 36" cooktop or 30"? Here is just a quickie mockup, given the dimensions you provided, a 36" cooktop and wall ovens besides two fridges. A 36x48 island will work just fine in that space, there is 42" between wall ovens and island and cooktop and island. Depending on how much you want to impede traffic pattern you could flip it 90 degrees and extend it. Just for the record, I am NOT recommending this layout, just trying to get a handle on your space and give you a visual on what you are trying to accomplish. Preface/A Piece of Advice: When you post a layout for comments, please do not take the comments you receive personally. Everyone here is trying to help, not criticize maliciously. We want you to have a kitchen that, in the end, functions wonderfully well and looks nice overall. This may mean that some of us may tear apart your layout and rebuild it to what we think will work better, but it is done with good intentions. We are not the best at just "validating" someones layout, we are best at critiquing! I will warn you that most of us here are "function over form" (or "function first")...meaning we strive first for a functional layout and then fit the form or look around it. It is far easier to make a functional kitchen look nice than it is to make a nice looking but dysfunctional kitchen functional. So, if you are a form/looks over function person, be sure to state that when you post. Some people here think "function over form" means we want all kitchens to look the same....not true! What we do want is all kitchens to function well...which means that in 99% of the cases, the workflow is the same...and that will mean some similarities due to workflow. However, as each kitchen is unique, each will have its own unique quirks, etc. In the end, remember this is your kitchen. You do not have to make any of the recommended changes if you do not want to! Many of us enjoy doing this but it would help if you can post a copy of your floorplan or layout, preferably to-scale. The best place to start is to draw up your kitchen (to scale, if possible) either without cabinets & appliances if you do not know where to start or with your proposed new layout if you have something to start with. Regardless, measure and label everything...walls, ceiling height, widths of doors/doorways & windows, distances between windows, walls, doors/doorways, etc. If you cannot move plumbing or gas, mark them on your drawing as well. Mark all doors/doorways & windows (with dimensions) and label them as to where they lead. If they are actual doors, mark how they swing. It also would be helpful to see the connecting rooms, even entire first floor layouts (or whatever floor your kitchen is on), so we see how they interact with the kitchen and/or extend the kitchen feel and flow. Make note of traffic flows in and out of the kitchen Sample Layout Make a list of things like: What are your goals? E.g., more counter space, more storage, seating in the kitchen (island? peninsula? table?), etc. What is your family composition? Adults? Children? Age ranges of children? Current? Future? How many kitchen workers are there? Cook(s)? Cleanup? Helpers? Now? Future? (E.g., if you have young children, plan for them as teens for both "sizing" of seating as well as helping in the kitchen in general) Do you or anyone in your home cook? (No, this is not a facetious question. Some people do not cook and their kitchen is a show place only. If that is what works for you & your family, that's fine! We just need to know that.) How do you see your kitchen used? Just for cooking/cleaning up? Children doing homework while you cook? Party place? Do you entertain a lot? If so, formal? Informal? Do you want your kitchen to be a "hang out" place? Parties only? Everyday? Do you have a separate DR? Do you use it frequently? Infrequently? If infrequently, do you want to begin using it more frequently (e.g., for daily/nightly family meals)? Would you like to open up the kitchen to adjacent areas? Close it up? Do you plan to merge two rooms/areas (e.g., Nook and Kitchen into a Kitchen only) Where are you flexible? Can windows or doorways change size? Can they be moved or eliminated? Can windows be raised/lowered? Can any walls come down? Does the sink have to be centered under a window? Does it have to be under a window at all? Note: The more constraints you put on a space (e.g., sink centered under a window, not willing to move plumbing, electric, or gas lines), the fewer options there are. So, be sure any limitations/constraints you mention are true constraints. You could say you would like something to not be moved/changed or placed in a certain location, but if it is not a must or truly impossible, then mention it is a preference but that you would consider something different. BTW...do not assume something is "too expensive" to do...check around b/f assuming, you may be pleasantly surprised at how little it costs! (E.g., if you have a basement, moving water, etc. is generally relatively inexpensive.) If one can be fit... Do you bake a lot and do you want a Baking Center? Do you want a coffee/tea/beverage center? Do you want a snack center? What appliances do you plan on having (helps to figure out work flow, work zones, and types of cabinets...upper/lower vs full height, etc.) Range or Cooktop or Rangetop? Single or Double or no Wall Oven? Warming Drawer? MW? (Advantium, MW Drawer, OTR MW/Hood, countertop, built-in, shelf?) DW? Standard or drawers? If drawers, 1 or 2? Refrigerator (Top/bottom freezer, SxS, or all-fridge/freezer? Counter-depth (CD), standard-depth, or built-in?) Ventilation Hood? Other? Sizes of desired appliances (e.g., 30" or 36" or 48" cooktop; 36" or 42" or 48" wide or other Refrigerator? etc.) Pantry: Walk-in or cabinets? In the Kitchen or outside the Kitchen (e.g., Mudroom or hall)? ***** Very Important ***** Is there anything you: Cannot live without? Definitely do not want? Would like if you can find a way? This information will be valuable to not only you, but also any Kitchen Designers you may hire or talk to. Additionally, if you have been haunting the site, you will have noticed that we also help with almost all aspects of a remodel. If you do ask for help, then all of the above information will help us help you. Sometimes we stray from what you think you want to give you some ideas that you might not have thought of, but this is your kitchen and you can veto anything...we may argue for something (we are very good at that!), but in the end it is what you want. And remember, we are just giving you ideas and layout options, in the end when you finalize your design it is whatever you want and decide on! After all, this is your kitchen! How high off the floor is the 60" window? Where you labeled the dimensions with decimal points, are they true decimal #s? E.g., is 10.8 = 10'9.6" or is the decimal point just meant to be a separator so 10.8 is 10'8"? I assume the measurements account for the thickness of the walls, even though you don't show them (interior wall thicknesses usually range from 4.5" to 6", with 4.5" the norm). . Since you didn't label most of the key items, we're going to have "count boxes" -- honestly? That's a very imprecise way to do things because: (1) based on what I see already, your lines do not match up with many of the items you did provide measurements for (e.g., where you say 10.8', counting boxes gives me 11') (2) trying to figure out how many inches within a 12" x 12" square a partial line represents can lead to gross errors when estimates are accumulated. In a space as tight as yours, inches are important! In addition, it's adding work for us to try and figure out all the measurements and try to determine if what we estimated makes sense. To make the layout, you must have had to measure all the walls/wall segments -- so, could you please re-post with all those measurements? When you do so, please use actual inches, not decimal; inches are more precise/accurate. Do your window and door measurements include the trim? If not, please re-label with the trim included. I labeled the measurements we still need in the diagram below along with the labels you did give us (correct those as needed). I really enoyed planning my kitchen (with help from here). It's not perfect because there are always constraints in any project, but I'm really happy with how it all came out. I remember your post from before. Do you have an updated layout to post? One thing I was thinking is that you could extend the run on the right side of your drawing to fill the available wall space up to where the patio doors start. If you want to extend further you could make the patio access just a single door instead of double. Your trash can move to your prep zone and be a pull-out. That spot might be good for the kid-stack. Here are some of the things that I feel we got right: (You should definately read all that design stuff that Buehl posted and start making a long list of all your thoughts so you can prioritize and widdle the list down later 1) Measure: This is free. Measure all your items (such as cookie trays, serving trays, casserole dishes, crock pot, prep tools like cuisinart, blender, juicer, stock pot, pots and pans, slow cooker, etc, basically everything). Then you will be able to design drawers the right size so you have a place for everything. If you're building a pantry, you can plan to store some of the large items in there, but you still have to measure them so that you build the pantry accordingly. Also, are you storing seasonal things in the kitchen such as holiday dishes and serving items? Plan on where all that will go. 2) Ask: This is free too. Ask your family members if there is something that they really want to be incorporated in the kitchen. For our family of 6, only younger DD and DH each had a specific request. DD (age 9) was just getting into baking, so she wanted an additional electrical outlet away from the all the zones, so that she could plug in her mixer without being near me if I'm prepping, cooking or cleaning. There was a perfect place behind the trash pull-out in the island seating area. Now we call that side of the island the baking zone. DH wanted to be able to access his blender and juicer without having to get down on his hands and knees to dig through a cabinet. He got a tall drawer where those items can stand up straight and are easy to access. 3) Hide the MW: We like cheap not-built-in microwaves because we don't use it very much. Cabinet builder made a spot for it where we can close the cabinet doors if we want to. The doors slide back out of the way when it's open. But if you are a heavy microwave user, then you might want it built-in or above the oven so that it is more prominent and accessible. 4) Almost all drawers, maybe a cabinet if you need it: Agree about having lots of drawers. I do, however, have two shallow cabinets in the island where the stools are. It's wide but not deep. We ended up doing that because the island is 4' wide and on the opposite side there are drawers. That left a wasted space on the stool-side, so we put cabinets there. In there I put things that I don't use often, such as long serving trays, a long skinny bread basket, and extra casserole dishes for Thanksgiving and other gatherings. These would not fit well in a drawer. Also in there go vases and other things I want to access but not often. Sometimes one cabinet is needed somewhere. It just depends on what you are storing. 5) Trash can at the prep zone. 6) "Kid/sports stack": For school age kids and people that are always packing coolers for sports, having a stack for them is great. I call ours the "kid stack." We put in a 4 drawer stack at the end of a run. In the top are the school lunch totes, school cutlery, wet wipes, etc. Next drawer has small lunch tote sized water bottles, insulated food bowls for school, reusable snack and sandwich bags. Next drawer is the snack drawer. In there we have all manner of snacks that they can grab while packing their lunches. The bottom drawer has sports water bottles. After the kitchen was finished they actually started packing their own lunches because it was all set up to be easy. Also when people are leaving for sports, they can load a small ice chest (kid stack is right by ice maker), throw in some snacks and water bottles. This stack is not anywhere near my cook, prep, or clean up zone so we're not tripping over each other in the morning. 7) Coffee/tea stack: If you are coffee and tea drinkers, see if you can put a drawer stack under where you keep your coffee maker. Ours is a 3 drawer stack. Top 2 drawers are all about coffee and tea, and the bottom drawer has dishtowels. 8) Bright LED lighting on dimmers. It's so frustrating to not have good light in a kitchen because it is a work zone. But at night or while entertaining you want to turn it down, so have everything on dimmers and try to incorporate under cabinet or over cabinet lighting if you can. 9) Cleverly placed electrical outlets: Place your outlets as low as allowed and turned sideways. Try to match them as well as you can to your backsplash material so they blend in. If you have an area where you don't want to see the outlets (for us this is a long run that is away from the zones, and has glass cabinets and such, so it's the "pretty part"). There I didn't want to interrupt the pretty backsplash with outlets, so we put an outlet strip up under the cabinets. This works for outlets that don't have something always plugged in. But for things that are pretty much always plugged in such as coffee maker and toaster, it doesn't work bc you'd see the cord; for those a low/sideways outlet is best so the cord is hidden behind. Note about that -- since the outlet strips are there (where under-cabinet lighting would normally be installed), we turned the under-cabinet lights around backwards and mounted them under the cabinet, but in the front rather than the back. 10) Venting: Have an appropriately powerful vent over the cooktop. My DS has NO venting in her kitchen. It's awaful and this is a $$$$ house. It's so stupid that the builder did that and the previous owner never addressed it. 11) Niche above cooktop: Before the remodel, our cooktop was in front of a window and I got in the habit of putting the salt, pepper and olive oil on the window sill. When we remodeled the cooktop moved to a regular wall. So we made a niche with a sill where we put these things. I like having the basics within easy reach. Mistakes/oversights: - I forgot to plan a place to hang the dishtowel. This really bugs older DD. - I didn't think about the paper towels. We have them on the counter. But after we finished, I saw a picture where someone had built the paper towel holder into the place where a drawer would be under the counter. It was such an awesome idea, but too late for me.
