Tub/shower combo & 2 sinks or Separate Tub & Shower & 1 sink
Comments (7)Is there any way to run plumbing to the separate vanity area to make it into a sink? We are doing a gut remodel of our bathroom and we were able to cram in the shower, 5'6" claw foot tub, toilet and two sinks (on adjacent walls though, not next to each other) in a slightly less than 10'x11' space including sloped ceilings and a couple of windows. Here is an older version of our plan for the bathroom but shows the two sinks. The one next to the tub is a console sink (on chrome legs) so very open and the tub is now a double ended tub with plumbing in the middle. Here is a newer plan showing a tile layout I was messing with and the right tub. It also shows a bump out for a knee wall where the new drain is going to run - it turns out there was steel angle along that wall and we could not run the drain line under it so had to go through. Comments (4)I'm in the Bay Area as well and had similar work done as part of a larger remodel. Off the kitchen I had a laundry room with a door to a small half bath (toilet + pedestal sink), and in the adjoining garage I had a furnace and water heater. I bumped the laundry room into the garage, taking up some of the concrete slab, replaced the furnace with a smaller one (added a 2nd furnace for the 2nd floor in the attic upstairs), removed the water heater and added a tankless heater outside. With the additional length gained by the laundry room in the garage, I was able to create a full bath from the half, adding a shower. Hope that all makes sense - I can post the before/after plans if that would help. Here are some numbers from my initial bid: Remove toilet 185.22 Remove 40 gallon water 185.22 Remove 6" basement slab w/pneumatic tool 350.28 Concrete sawing, slab, 447.36 Ceramic tile w/board in shower @$4/SF 80 SF 3,324.00 New water resistant sheetrock in shower 135.20 Ceramic tile floor w/board @ $4/SF 25 SF 876.25 Ceramic shower stall pan @ $4/SF 12 SF 405.00 Water heater was $1600 in materials, not sure about the labor. Vanity was $1000 and counter/sink was $1000. Wall-mounted faucet was around $150. Toilet was around $400 (wall-hung). Shower fixtures were around $200. I had the walls blocked for grab bars and added 2 of them. Window in the bath was around $150, new exterior door from laundry room was around $300. I don't have framing/drywall/insulation/electrical broken out for just the shower but those would need to be added in. Plus the cost of the plumber who ran all new copper pipes and the gas line to the tankless water heater. And other costs that were rolled into the bigger job. Permits required, obviously, which adds to the cost and time. You can do your own demolition and economize on the finish materials, but no doubt want to do a quality job on the framing, drywall, plumbing and tile work. Yes, the Waste King fiber optic switch works for any continuous feed GD. I have an Insinkerator with the Waste King fiber optic switch, and so does kaseki. I love that switch. I realize now that I said that the Waste King switch plugs in, and this was a problem. Well, so does the air switch, and it's not actually a problem. I wonder now if my GC had ever installed either before. He was the one who said that it was a problem that it plugged and he had to adjust it so it could be hard wired. As time goes on, I find more things that various GC's have done in my house that may not have been optimal, shall we say....See More1 1/2" drain for washer
Comments (8)Your understanding of the situation is quite good. Last time I checked, HUD code dwellings specify 1 1/2 for clothes washers. Not long ago, I was called to a house built in 1967 in which the washing machine drain would overflow occasionally. None of my snakes would go through so the wall was opened and the trap was a very deep cast iron unit. Removed it and discovered that the interior was flawed with casting flash due to a bad sand core. The bend in the trap was sharper than those shown at the link. Replaced as much of the drain with 1 1/2" PVC as could be accessed from that room. They have reported no more problems. Your decisions, your responsibility .
