Comments (9)If I get what you're asking for, it seems like you need to add on to the patio, enlarging it ... maybe roughly doubling it. If that's the case, it's something you'd need to create a base plan (showing existing major features) for, so as to be able to work out the geometry. Can you do that? An important photo view (what is just beyond the patio along the side lot line) is not shown. You need to show it, including how the patio relates to that space. It wouldn't make as much sense to me to add deck on to the patio. Comments (4)A DECK needs A PERMIT AS WELL. Your photos wont allow anyone to advise anything. Wait until you OWN the house, and get on site help. This isn't the forum for the question at the moment. Not everything can be designed online. Nor SHOULD it. A landscape/hardscape PRO on site. If altering roof lines? You need an architect on site. Comments (7)IMO, the lower patio is close enough to the ground that you'd be best off with a patio rather than a wood deck. On account of the grade and budget, concrete would be your best option. It should come out far enough that the posts for the upper deck sit on it. A patio could tie into a set of wide concrete steps (at least 4') going straight down the hill. Comments (5)so you want a deck that allows space to the window wells. (I don't know what code is for that in your state, so you'd have to check). These show ideas for decks that still allow light and egress from the window. I would advise you to do a composite decking. real wood may be cheaper, but it will need constant protection from weather and UV rays, which means painting or staining every year or two. along w/these decks, an arbor or patio cover would also be nice. and you could combine the decking material w/a hardscape depending on if you're building right on the dirt, or you want the deck up off the ground. combo of both would be nice be prepared to spend a good sum. getting all of this built isn't cheap. what you need is a patio/landscape designer to come out to your house and draw up something for you.
