New home construction - close in Dec or Jan? Need advice...
Comments (7)You're in FL. Do you really think it will only take 5-6 months to finish and you don't even have permits pulled yet? Building now in FL and having renovated before in FL, I'd tack on another 3-6 months. Also have you sold a prior home in FL? Do you have the Homestead exemption or the Save Our Homes exemption? They have a 2 calendar year requirement. For example, we sold our condo in May of 2016. We MUST be in to our new home by December of this year or we lose the exemption. It's not 2 years from the time you sold but two calendar years. So even if we had sold our home the last day of 2016, we'd still only have until the end of this year to get our new CO....See MoreGrateful for any advice regarding my new home office....
Comments (19)As you decide where to place your desk, first know how the sunlight enters the room at all hours of the day. A glare is more than annoying. Sit in the chair you will use before buying it. Make sure your chair is comfortable, has a high back agaisnt which you could rest your head and with back support where you need it and with wheels ... because they're practical. Get an executive's chair ... because you've EARNED it. Suggest you do not place your desk against a wall in a way that makes a wall your "view" from where you'll sit most of the day. Consider putting one side of your desk against a wall in a way that keeps the glare from the window(s) from being a problem but enables you to look up and away from your computer (and out the window) frequently enough to keep your eyes from getting overly tired. If you are right handed, you might put the left side of your desk/table against the approximate center of the left wall so you can face the window. You could put a credenza on the wall behind you so the credenza would be usable with your right hand, doubling the size of your desktop. A new overhead light and/or wall sconces could save you desktop space. Do swap out the ceiling fan for one with a light so you're not dependent upon only lamps for light during the shortest, darkest days....See Morenew construction guest house advice
Comments (15)Assuming the rental is allowed... Use a lock that opens with a key code, and one that you can change remotely. (Schlage makes one; that's what was on the last Airbnb I stayed in.) Have a small but functional kitchen; for travelers like me the draw to a property like this over a hotel is that I don't have to eat out for every meal. Several places where I've stayed have black wash cloths in the bathroom, with a little sign about using them to remove make up. I think this is a good idea so your washcloths and towels don't get stained! Yes to the coffee maker with some coffee and filters if needed A couple of places I've stayed have provided welcome baskets with a welcome note, wine, snacks like trail mix, and at a ski place they included a couple of Hot Hands packets. A notebook filled with info about local restaurants and attractions Great mattress, pillows, and towels Wifi and instructions about how to access Parking Hope it goes without saying, but functional smoke and CO detectors I stay at a lot of Airbnb and VRBO places, and I've noticed something about the pictures: some owners seem to post a lot of pictures of the decor... like one place had 3 pictures of a glass bowl on the table, but no pictures of the bathrooms. Renters don't care about your decor. They want to know how the space is set up (is the bed private or a studio?); they want to see the bathroom (shower or tub?); they want to see the kitchen set up; if there's a view make sure that's featured as well....See MoreNeed design advice on coastal home new construction
