Comments (18)I created the mood board in MS Word. I just copied and pasted pictures from the web and sent them forward or backward depending on how I wanted it to look. Then I opened the document in paint and saved it as a jpg.\ The table is quartersawn oak from the 1920s so I think I will stain it in a classic craftsman dark brown, without any red tones in it. I want it to stay classic and neutral so I am able to use it in a different setting in the future. Here is the room with the curtains and rug. We still have to connect the two sides of the room with bookcases that go over the window. I also need to style the bookcases better. My sofette will be here in a couple weeks. Comments (39)I can't imagine that putting a door to the DR would be very expensive--it's a DIY project if ANYONE in the family could do it in a weekend. The two houses I've dealt with that had pass thrus to the DR drove me nuts. It would be so much nicer to have a door there! That, and having a 1/2 bath would be absolutely top priorities for me, but the 1/2 bath could add more cost than she might be able to pay for. If you use a small corner sink, the pocket door will be fine. Since she wants electric, I would STRONGLY encourage her to look at the positives of induction, and get a range with an induction top. It is SO much better than regular electric--easier to clean, much safer, absolute and immediate control of temperature, boils water faster, doesn't heat up kitchen, it's energy efficient, etc. My induction cooktop is by far our favorite feature of our kitchen! Even though it cost more than we'd planned on, it was definitely worth it. It's not that difficult to learn how to use. (I'm only a few years younger than she is, and I don't usually like learning how to use new stuff, but this was easy.) Of course, that might mean new pans, but maybe the family could go together for a present of one of the more inexpensive sets that works with induction. Also, you may have the extra expense of running electrical to accommodate the induction, but from a safety standpoint alone, it might be worth it to have the induction. It seems like plan #8 might work best, especially if you switch the double sink with the prep sink. That way, your mother could also use the prep sink (make it a large one) to work with her plants easily, since it would be right by the back door. Also, this end of the kitchen could have her tea materials, beverage cups and glasses for the rest of the family, the MW, toaster oven, and she'd have the large window view and lots of natural light to do these pleasant daily tasks. The double sink under the smaller window would put it, the DW, and the dishes closer to the DR. If she wants more storage, I'd get rid of the curved upper shelves (in one of your plans) by the smaller window, and add 3-6" to each upper cabinet, unless she has lots of knick-knacks that she wants to reach up and dust as she gets older. Obviously, an island would give her more storage than a table. If you make the island 36" w x 48" l, you could have two 24" wide cabinets opposite the range, and a 12" deep "table" overhang on the dog dish side. Comments (22)Love it! From your drawings, I'd say the returns on that small amount of extra square footage placed just where it's needed are fantastic. What a wonderful illustration of the value of quality over quantity. Before, all the rooms were nicely sized for their functions (and there was good circulation among them)--except for the cramped actual kitchen work area. Making such a critically important and busy space in the middle of the house as spacious and functional as the rest would impact the feeling of all rooms. I suspect the whole house would feel serenely spacious as a result. And, of course, not least, the kitchen is now a great place for all the functions you imagine for it. Except for considering the sort of more wide-ranging changes touched on, I definitely think you're on the right track here, even if budget required sacrifice elsewhere. Have to say, though, I already really like your fireplace room as it is, with the change of mood it offers, and the dining room for the same reason. All of these spaces look like very nice places to be for different moods, functions, sunshine at various times of day, views, etc. So many tract homes only have bedrooms and the big open room with windows on one wall to allow A view out and sunshine in part of the day (when a porch or something doesn't preclude even that). BTW, I notice that, although your main floor isn't large, you have relatively spacious open areas to move through and toward, particularly the entry hall and space ahead between the kitchen and FRM areas. Since a few extra square feet invested in open areas pay off so well (more high-quality small-space investment), you might want to guard that idea and make sure the main views as you move from area to area aren't inadvertently cluttered or crammed up with something. Comments (13)You have a very nice space with a great layout. I agree about the bar area from other comments. For the fireplace wall: The bookshelves are full of similar sized items. I recommend shopping your house and mixing things up with larger books, a big bowl, small art, only a few cherished photos. Take everything out & play with the items. It’ll be a work in progress and can change with the seasons or your mood. Rotate the items as you like. The landscape painting is beautiful. There’s a small piece near it that looks out of place on the mantle. Can it fit somewhere else? Maybe on the bookshelf? I agree a rug would do wonders for the space. Tightly woven rug could work but you know your dogs ;). Some throw pillows would be nice. Maybe a plant if your dogs would leave it be....See MoreRelated Professionals
