Comments (51)Thanks! I've already done away with the wall at the end of the island, actually. We do need a column there but it can be narrow. I think we do need a column someplace along the sink wall. It's the original exterior wall of the house so very load-bearing. I think without it we would need a very huge new header, and since the ceilings are already very low (7'9") I don't want it to get too deep. Plus, this new design, while it solves a LOT of problems, is actually shorter on storage than our original plan (which had a remote pantry no longer possible with new layout). And- in the old plan I had a hanging pot rack over the side window for pots and pans. In the new plan, since it's dominating the house, I don't think I want the pot rack hanging in the middle of everything... so that means I need to give up substantial base cab space for those items. Anyway I am getting nervous about lack of space so I made that pantry full-height to compensate. However, to accomodate the structural column it can only be 18-20 inches deep, which is a pricey upgrade. Maybe it's not such a great solution. Can you guys think of any other ways to gain more storage while still keeping the openness? I am also having a heck of a time figuring out the detail of the end of the run of uppers (to the right of the range.) Is it totally weird that they'll have to end 4" or so in from the normal location, to accomodate that header? The backsplash would continue along 4 " before terminating at the corner. Weird, huh? Actual measurements are just slightly smaller than what's drawn on the plan above. I'll scan the larger scale drawing. Actual dimensions from the OUTSIDE of the stud wall next to the fridge, to the OUTSIDE of the new header (I lined the back of the bases up at that point to squeeze inches out, even though it looks a lot better to place then INSIDE that line) is 9'11" If I allow 8' from the fireplace wall to accomodate the chairs and traffic flow between them and pulled-out stools at the island, (allowing 39" aisle between range wall and island) it's only 10' wide. So basically 10 x 10. Can I make the aisles narrow than 39" since it is such a small kitchen? 36" would help... Any other suggestions? Comments (27)Maybe there is a way to build an elevated house facing south, like what they do on the coasts where flooding is more of an issue? I have to run the air conditioning for about 45 minutes every day at sunset. Other than some extra insulation and a stucco exterior, we don't have thick windows or a large roof overhang or any other measures to mitigate the sun. But it is bad enough now that it is hard to imagine any measures could work well enough to make me not have to run the air conditioner every day. In your situation, I'd have to be able to go at sunset and stand inside a west-facing house built with the sun/heat mitigating measures that were going to be used on my house and experience for myself that they fixed the issue. Comments (35)I'm also including the updated floor plan for downstairs. So I can reach into the closet cabinets in the laundry area, I'm told the only solution is to use bifold doors which I hate with a passion. The width of the closet is about 7'3". Originally if you notice in the original plan he had regular doors but the wall cut my cabinet area in half so it would have been useless. Any other ideas or suggestions would be greatly appreciated! PS As per suggested in the bath forum, I switched the door into the bathroom to a pocket door. Not ideal as I don't love them either, but this way the swinging door for the toilet closet won't now bang into the door to the bath. Oh and the kitchen in this is incorrect. Comments (11)Just a few thoughts, and they are only my opinion. A couple of things that I find odd. -I really think access to the Master walk-in closet through the bathroom is very limiting to the function of two people getting ready. -I feel like you exit the kitchen to access the pantry. I know it's just a few steps, but it feels weird to me. -Would you really access the screened in porch from the Master bedroom? -I do not like the layout of the main bath. The vanity seems really squished in the corner. I would put the bath along the left wall and the vanity on the wall where the bath is now so it's what you see when you walk in. -There is no front closet by the front door. Even if you use the garage entry most of the time through the mudroom, a small entry closet is useful for guests. -The mudroom seems small and also does not appear to have enough storage room. -What is the hidden room for beside the mudroom, can the mudroom be expanded into that space? You may have good reason for all these choices and it's your house, so always do what feels best to you!...See MoreC O
