Foundation Cracks in New Foundation Normal?

We are still in the process of building our new home. We visited the basement today to walk through where we wanted high hats placed and noticed the cracks. We were told this is called settling? Should we inquire further or is this normal?

Hairline cracks in a newly poured concrete foundation walls are normal and are caused due to concrete shrinkage during curing stages.

Hairline cracks 1/16" wide vertical cracks. Some vertical cracks 1/8" or wider could be a sign of distress and they might have to be evaluated.

If your walls have been properly detailed and waterproofed on the exterior, this is nothing to worry about.

How old is your garage? Some settling maybe normal if it has been many years since the garage was built. However, we had the same brick cracking with our house that appeared within 2 years of building the house. We had major structural problems and found out the piers under the concrete slab did not go down to solid ground. We found out there was many truckloads of fill dirt brought into the back of the house area where it sloped. No compression law in the state we live in. As the dirt settled, and piers not properly installed, it caused structural problems. If you recently built the garage, I would get an engineer or expert to inspect it.

Your soil conditions are very different from my area. I have no experience with the process used on your house but believe that you gave an excellent description of the present conditions. Based on the description of most of the doors, I believe that the contractors did an excellent job. The problems you now experience probably result from warping and twisting of the previous uneven settling. They may go back more toward original position over the next several months as the house adjusts to the new situation. But loose stuff will not self-correct. I suggest waiting 6 months before dealing with those issues if your situation permits. Some of it may get better without additional help. My non-expert opinion. Good luck.

ok, there where no peers install. Its a post-tensioned structural slab with no peers. I large 1/8 crack development when the framers did their thing. The tensions weren't tightened before the framing was done. Some people say it should have been like 5 days after the pour and before the framing. Dont know if that is why the crack occurred. But it has. I did hire a structural engineer and take grade levels and he has and he will after it had been tighten, which was done today... It is the structural engineer that is says because of the crack or failure in the foundation, he might recommend peers now. before tightening, his measurements showed the center on the garage were the crack occurred as about 3-4 inches lower than the outer right and left edges. So it might be showing signs that the center has fallen. This MAYBE a need for peers for long term stability. That is were things are at now. Just trying to get the best info I can get to know what to do here...

Concrete cracks. Usually relief cuts are put in to focus the cracking down in the cuts. if you are planning on other flooring you are likely okay. As long as the cracks don’t open up you are fine. Can’t see / comment on the vertical ones which may be more problematic

If the crack widens, materials can be injected to seal against leaks.

Ahh... the consensus of three professionals before someone injected "consult with attorney"

A rare thing here.

Somewhere I have industry documents that claim its not possible to pour a certain amount of continuous concrete without hairline cracking.

Two types of concrete, one that has cracked and one that is yet to crack. As mentioned above if the waterproofing details were well done you should have no issues...............
