I'm just getting started with Roses, would love your advice!
Comments (5)"predfern" offered some very good advice. I was going to type something along the same lines. (great minds think alike?) I read an article the other day that I think you might be interested in. They have some further recommendations for roses hardy in your zone (and some even colder!). The skinny of it is that these roses are distantly descended from the species roses from the North American prairies as opposed to the Tea roses from China. You might also want to check the local extension office associated with the university and see what roses they think would do well. Best of luck! Both Red and White oak are OPEN grain woods. The grains on white oak are a bit more narrow, but still open. Maple is an example of a closed grain wood. If you take a close up pic of the floor, and post it, i can tell you if its red or white. I post over on the Floors forum all the time, post your question there and receive a lot more help. I personally dont like the varathane products, but thats for a different debate. For the Smoothest results, lightly abrade between EVERY coat. generally a 150 grit paper is fine, can even go 220. two coats in a day is fine. i would try 3 coats total (2 one day, then 1 more the next), and then see how you like the look. if it looks dry or you feel like another is necessary then go ahead. since you plan on staining the floor, do not keep adding coats after coats of stain. it can effect the adhession ability when you go to apply the coats of finish. If you want the stain to come out darker, you have two options, mix the stain with a darker stain, or you can Waterpop your floor. this will help get a more even color throughout the floor and take the stain a bit deeper. The wood filler i would do this, if you prefer to not trowel fill the entire floor during the sanding process, then after you get two coats of finish on the stain, then spot fill the areas you want and then lightly hand sand the fill off...doing this with finish applied will help prevent you from scuffing the stain off the bare wood causing a shading issue....See MoreContractor dispute. Comments (22)Dovetail drawers are a common standard component in cabinet construction. The cab sub orders them from a supplier. It's no problem. Most mid grade and up cabinet drawers come with dovetail box construction. Another common drawer component is Blumotion slides possibly with soft close. Talking to the sub before he gives a quote about these is a normal practice. A specific type of lazy susan is the same. This is locking down components that affect the construction. Once the sub knows these parts are part of the project he can determine his costs and give the GC a price for the number of cabinets this particular job requires him to supply. The same applies to different door styles and wood varieties, paint finishes or other finishing affects. I'm sure you picked those too. There is no standard price because every kitchen has a different number of cabinets of different types. One kitchen can have $3k in cabs and the next $10k. That's why the cab sub is there before the contract price is presented. You told him what you wanted. He told the GC what his part of the job would cost. The GC figured his total cost and profit and gave you a price. You accepted his offer. That's all you owe. The sub is trying to overcharge the GC. He needs to go back to the sub for a refund. Which is probably something he has a lot of power to do because the sub has worked with him and wants to continue working with him on future jobs. Stand firm. Don't accept his verbiage about not making any money. He's making a healthy amount for his work. Next time you work with him require a complete list of specs as part of his contract offer. Comments (31)As I mentioned before my property was damaged in a fire and while I was fixing the place I wanted to somehow update the curb appeal. Many of you said the exterior wasn't a pressing issue. I've kinda cooled on the concept of a ventilation curtain cladding but still want some improvements to the front rooftop deck to make it more usable in the hot summer months and to provide some protection from the rain and wind. Do you think a shade structure up there will enhance or detract from the look of the place? I did my best to photoshop it into place. I'd use curtains to soften it and to make it more cabana-like. It is a louvered roof that opens to for more of a slatted trellis. I also need to raise the handrails about 8 inches to make it safe up there so maybe I'd add 1-foot tall ombre sand-blasted panels of glass that gives the effect of white smoke rising around the rails. BTW... I can make that shade structure up there ANY color I want. The frame can be one color and the interior roof with the paddles closed can be another. If I do it I would match the frame to the existing galvanized metal and make the ceiling white. Any input would be appreciated!...See Moremanish500

5 years agoI am not a lawyer or a judge, I was merely describing what hearsay is and that without an admission or written proof as to what this contractor said the judge is not likely to believe it, unless you obtained proof.
How could you obtain proof? more people who have claimed the same thing due to related service.
But, this contractor could merely point to his yelp profile and claim this person is trying to do his business harm. It's one person's word against another. Given the evidence thus far who is the judge more likely to believe?
This forum is not like someone is going to come here searching for legal advice, so please put this into 'context' for what this is. (It's not legal advice by 'ANY' stretch of the imagination... LOL. Click picture to enlarge it.

5 years agolast modified: 5 years agoyeah Mike I agree, but in the eyes of the law it is not illegal to 'top off' an air conditioner that contains less than 50 pounds of refrigerant currently (2018). Most residential systems total charge is anywhere from 7 to up around 20 pounds of refrigerant. Well below the threshold the EPA requires action.
Read it for yourself straight from the horse's (EPA) mouth.
I've included the below picture to highlight what's important in the 2016 EPA ruling.
It's in the best interest of the home owner to fix the leak, but in todays economic climate people are their own worst enemy --- for the lack of a better term.

'Most' air conditioning companies are set up in which the license holder of the HVAC company sits in an office and the tech's (and when I say tech, I use the term loosely) run service. So if you take a contractor to small claims court for some 'act' the license holder shows up to court, unless you are somehow knowledgeable enough to know 'who' was sent to your home for the actual service.
The judge asks you if this man was the one who 'said --- this or that'. You say no, it must have been an employee of the company. The judge then informs you cannot quote what this person said to you because it is HEARSAY.
You know this the part of show in which I reveal the magic 8 ball. Because this is all hypothetical we don't know because no information was provided to the contrary.

Mike, there is a provision in the law that doesn't allow 'intentional' venting to any degree. Realize what I posted in the post a few posts back is a small snippet of the law. Venting: De minimis / Intentional / Accidental are different parts of the same law.
If an operational AC system is low on charge there are instances in which improper or lax methods in servicing may have occurred and as such a contractor can take approaches to rule these things out as a cause for the refrigerant leak and be well within the range of the law.
If you have an old AC scrap pile in which the equipment was used to pump down the equipment and the person recycling said equipment is knowledgeable enough to know this equipment has refrigerant in it but 'intentionally' vents the refrigerant. They are breaking the law as it was written.
Mistakes do happen, the law allows for what is called 'incidents' in which something occurs in which illegal venting occurs due to sudden rupture of the appliance or in which a mistake is made by the servicer.
If you are on a scrap pile and you cut into a system thinking the system is devoid of refrigerant and it blows the charge this could be deemed an accidental release of refrigerant. However, if after that system you start stripping another system and blow the charge on that system it would no longer be considered an 'accident'. In the modern era of cell phone video a case like this would essentially be a 'slam dunk'.
If a AC service contractor runs a service call in which the system in question is devoid of refrigerant (flat), which in most cases signifies a leak in which recharging the system could be deemed an 'intentional' release of refrigerant due to the severity of the leak. This example is to show you the 'context' of the law and how it was written.
