Most lenders will require the seller replace it as a condition of the sale. I'd also want to know why the roof has failed. Holes in metal are unusual. Rust in a good quality metal is unusual as well. A good metal roof should last much longer. Even in coastal conditions. Pricing on roofing depends on more than just square footage. It depends on how steep it is, how many cross gables and other valleys that will need flashing, the condition of the roof sheathing, and the quality of the material itself. You could pay from 5-15K for a roof for a similar sized home going from a plain ranch with crap that won't last 10 years to some pretty good architectural shingles that will last 30 years on a pretty steep and complex roof.

We are replacing existing deck floor (15 *30) and 2 story height. As option to water proof the space underneath the deck, a contractor suggests to build a roof with singles on deck bins. Roof pitch will be 3'. Then a 2nd frame would be built on top of the roof to level deck floor which will raise floor a total of 5' leveling the floor to the house floor. To avoid raising steps, he recommends to create a down step on the deck so the transition from deck to steps would be at the same level. Hardy plank will be lifted to install roof flashing to avoid leaks and gutter system will be install at the end of the roof. Deck is bolted to the house and with good support to hold additional weight as previous owner added additional bins to support medium size hot tub. (hot tub is no longer on deck) I researched the internet for several days now, and I have not found anything like this under deck roof system. Can someone comment on this option or suggest where can I find information about this type of system. Thanks

Before I worried about the paint color, I would want to know your entire renovation plan and budget. There is a lot you could do with that house. The siding needs to be removed and the house needs to be stuccoed That fireplace could be rocked along with the two pillars in the driveway. But in terms of color, there are four color schemes that I've seen work well with that color of tile roof. 1) Yes, you could go cream color and accent with the dark stained wood color. 2) Or you could do two tones of stucco .... one a beige that has pink in it and the other a light cream color. 3) Or you could do a light pink and accent with cream. 4) Or a lighter green works well with a Spanish tile roof in that lighter pink-ish hue. Just make sure that whatever color you choose that it has pink as its undertone.

If you can take constructive criticism read on, if not place stop reading....... Ok, looks bad and it has nothing to do with the shingles. Shingles look fine, it's the paint job and the trim which needs changed. The lightest color in the brick was used for siding paint but it doesn't work and the wrong color, so pick out a darker brick color and use it for the siding paint. The trim looks pink, doesn't matter because it needs changed along with the shutter color. Nothing you have painted works with those bricks. You only need to pull one color out of the brick, not all three colors. I don't know what colors to use, but it's just not the trim. Maybe some of the designer consultants on houzz can.
