We did this in our last house. The furniture was nice...splurged on a good desk, had a great red leather chair and a vintage glass door bookcase, good artwork, etc. Guess what....an office is an office and it looked "trashy!" There was the paper shredder, the computer tower, the printer/fax, DH's audio stuff, the phone, and of course, an infinitely deep mire of spaghetti wires to run all the junk. When we staged to sell, all that stuff had to go to the back of the house because there was just no way to make it look pretty. I'd do it all again because we spent more time in that office than any other room in the house. It was comfortable and convenient. But you should consider surrendering to the stuff and just accept the fact that you can't have it look neat. Next house. :-)

I know you said you did not want to switch rooms; but since you like the look of the sink in the bay (the outside views are awesome), it may be worth exploring. If your DH is like mine, change is hard, but he comes around eventually. Perhaps posting another thread that asks people to weigh in on the two kitchen locations with a mock layout for each might get DH to consider the possibility if he can read what others have to say concerning the positives and negatives of each kitchen location. Many people are remodeling to get a larger kitchen space by eliminating two sit-down eating spaces in their homes. Thus, If you switch the rooms, I do not think you would have to “stage” a formal dining room if the time comes to sell. The larger, well designed kitchen would be a major selling point. Keeping the kitchen in its current location does not gain you a whole lot more space for the kitchen because of the traffic patterns; moving the kitchen to the dining area gains you much more kitchen space. You gain the space for family friendly island seating, and the kitchen does not have to be in a location that “fights” with the traffic patterns of your home. The generous dining space combined with the larger kitchen space would be awesome to entertain in. One negative would be carrying groceries a tad farther but not a whole lot more. ;

I don't think I have enough room to allow the back of the sofa to be a walk way. @Immcnitt I like the idea of a console table. I'll see about playing around with the layout over the next few days. I agree with the chair in the corner, it is a bit odd. I do think the layout is TOO open now and makes the table look far to small. Hmm. @Jamie Our ceilings are too high, would the new lighting need to be shorter? @Jamie I would love a new rug in the living room for sure. I hadn't thought about a rug in the dining room, maybe that would make that space feel so open now.

I think that all of your furnishings work very well in your space with the exception of the shelving unit. Is it used primarily to display pictures or is it more for storage? I think that it appears more utilitarian rather than decorative. Could it be moved to another part of the house and used for storage? If possible you could then replace it with a more attractive, functional piece. Try thrift stores or CL to look for a hutch, China cabinet,bookshelves, chest, or table. It would depend on your needs. It would give your room a more finished look. Your home is very lovely.
