Photoshop help on some Curb Appeal
Comments (2)I might be able to play with it later (time to get busy on taxes). Just wanted to suggest something base on experience afa landscaping goes. I have found that less is better, or at least low to no maintenance (certain evergreens, spireas, etc.) It does add curb appeal but tenants in my experience a) don't want to trim/prune/maintain landscaping and b) don't want to pay someone to do it so c) I have to do it. Thankfully I like gardening and only did new landscaping at one house! Any extra routine maintenance or tasks you put on your own shoulders will grow tiring after awhile. Meantime, for colors on combination I'd suggest is a light creamy yellow or lighter golden/tan w/white trim. I have one house like that, on a very busy street and near RR tracks. So much so you'd think it would be hard to rent. But it looks like a little cottage from the outside, and when I hear prospective viewers say "All the times I drove past this I never knew it was a rental", it feels good! ;) And that little house rents in a snap! It has no front landscaping (we pulled it, it was too neglected), but I have overseeded the lawn to thicken so it naturally chokes out weeks, it's always green and tidy. Honestly a lot of renters in my area are so used to seeing gates hanging and goobered up siding or overgrown weeds and shrubs, if they see simple, neat and tidy it's definitely an appeal to them....See MoreCould really use some help with family room PLEASE!
Comments (12)Still need help pretty please! Lavender lass-No I am too afraid to continue on to the site. When I click on it there is a warning about StopBadware.org. I haven't changed my settings and this has never happened before. The only thing I can think of is when the computer updates itself mabey it is installing more secured software, if that makes sense. I just want to find colors she (Candice Olson) uses in smaller basements for the walls and couch. I am not sure what paint color would look good with the Oat microfiber couch from Pottery Barn. The color of the couch above is not accurate. It is about 2 shades darker in person. More like this. Sorry for all of the pics but if anyone else could give me feedback on paint color that would go with this couch. Three that I am concidering are BM Muslin and BM slate or silvery blue. Or do I keep it monochromatic because of the small space? Interesting how the couch color changes with not only lighting but surrounding wall color and accessories. Comments (7)Cleaning it up by power washing the porch and any other areas that need and can withstand it would be a good start. Could add some contrast by using two different colors for the trim and columns. I think removing the iron in favor of a stair railing more in line with the porch railing and columns would work wonders as well. Comments (10)I would expand the walk as far as the side of the window nearest the door and replace the scalloped edging with a flush masonry mowing strip, brick to match the house if possible. Notice in Yardvaark’s sketch that the plants in front of the porch are low. On the porch I would want a bench, a couple of chairs with a little table or a rectangular planter under the window. To match the tree framing the house on the left side I would add a similarly sized one to the right Of the garage. Plantings in the front bed should be a combo of flowering plants and evergreens so there is something of interest year round.. Some plants can fill both roles. Right now your house has white, brick, blue-green and creamy yellow, which to my eye is too many different colors, some of which don’t work well together. I would likely remove all the shutters or at least the downstairs ones, replacing the uppers with shutters that are half the width of the windows. For the long term, plan on painting the garage doors a midtone brown that you pull from the brick so they don’t stand out so much. Start saving to repaint the house a color that works better with the brick, either the same brown as the garage doors or a sage green. I would also look into getting a wrap that makes the porch pillar look more substantial. When you decide on the color of the house and garage door, then replace the lights and repaint the front door in colors that will work with the new paint scheme such as a bronze finish.
