From your description, a full three feet in front of the box bay will be required for your traffic pattern. That means the bay should not be considered a part of the living room and subtracts 3' from its length. The size of your bay will totally determine what can go there. You might do a window seat or just a collection of plants if it's small. It would have to pretty deep to hold chairs and a table. Any more suggestions and sizes will require photos and dimensions.

I had an inspection done, the plumbing and electrical are all up to date, thank God. There is no HVAC but I am going to see how this summer goes before I decide to install it through the house. I live in Virginia and the summers are hot but being up in the Blue Ridge keeps some of the humidity at bay. The windows are original and there are exterior aluminum storm windows covering them. I am hoping and praying that they are sufficient to keep the house from being windy inside. I think the cafe curtains and tension rods will work perfectly while I get settled. I was not planning on working on the exterior of the home right away but it looks like the porch roof will need to be replaced and all of the windows and trim around the exterior need to be painted. The 115 year old wood is exposed. The previous owners did NOTHING in the way of maintenance. The walls have been scribbled and written on by their children, they didn't bother to paint over it. So it has been at least 13 years since any exterior wood has been painted.

First of all, can you return your sectional. It dwarfs your room and if your drawing is to scale, it make moving things around very difficult. If it can’t be returned, I suggest that you give up the notion of hanging your tv above the fireplace. It will be too high, to begin with, and will overwhelm the fireplace. The most logical place for your tv is the long, unbroken wall against which you have placed your sectional. I would try and swing the sectional so that its back is three feet from the wall with the little closet and the stairs, facing the window. This should permit placement of your tv in the CORNER to the side of the front window, opposite your front door. Can your sectional be reconfigured in any other way? You have barely any place for a chair or table in the room. And, yes, because of the chaise, the coffee table cannot be centered. But that really isn’t that critical.

Weighing in because our living room has a very similar layout! We made it trickier by hanging a TV on hte wall across from the fireplace because we want to use it for movie nights and sports too. We have two couches facing each other in the mdidle of the room with two chairs angled in front of the fireplace facing in towards the middle of the room. We also have two consoles on the sides of the opening towards the library (seriously, same layout as y'alls!) but our walls there don't have interior windows. On the end of the room farthest from th elibrary, we've squeezed a game table. Not sure if you have the space - would help if you just left that one door to the sunroom closed.
