Comments (150)ok, my pkg came in, it's SO AWESOME!!!! i got gloves withe the rubber thingi on the bottom (yay) and they fit a little loose, so i have moving room!! plum trees lily of the valleys-white caladiums sweet williams gee i knew i'd forget, varigated hosta unkown plant but its a beauty black raspberry and if i forgot any, she could tell ya, oh my vic! thank you so very much!! i can't wait till them tree's get taller!! then them kids can play in them like i did when i was little, that would be so fun!! i loved them all!! THANK YOU THANK YOU THANK YOU!!!! i planted yesterday in our slow soft rain we've been having for like 3 day's now. but my flower beds are filling up with water! i hope my seeds don't go down hill!! it says your supposed to dig them up, but i never knew that til later, but i live in zone 5 and mine came back and i don't mulch. YET!!! it's on my list of do's when my beds get their flowers how i want them. LOL yesterday i went creek digging and found a beautiful purplish looking flower almost like a monarda or something and monarchs were all over them, so i brought a few home, i love butterfly's!!i'm taking my gloves next time, i found some wild strawberry's, i love wild stuff!! hey hazel can't wait, you been yammerin on forever about this, so we've been sitting on pins and needles waiting now get on with it!! LOL na, i'm just feeling spunky for a bit today, LOL first time in a while, LOL i just found out we won't be losing out on the rest of our grant afterall!! we can use it in appliances and stuff. cool!! in 3 more years i'm gonna be very picky!! and not choose any fast talking contractor!! Comments (3)If that's dry rot I see at the bottom of your frame, its got to go, one way or another. A skilled carpenter (not a "door installer") could cut out the bad bottom section of the stud and replace it with minimal damage to the stucco, but that may be a moot issue. I'm replacing a slider in a stucco wall too and have found that you have to be very lucky to find door with a rough opening size that will just slip into to the old frame without a wide band of trim around the door. That will really be a negative for appearance so we're adding $400 to our budget to cover stucco repair. Most major window mfrs make patio doors in replacement sizes (Integrity does not) and the use of the nailing fin is preferred but optional. Comments (17)What are thoughts on putting the cooktop on the bottom wall and the ovens on that same wall? We could make that area wider if we took out some of the triangle near the left. That alcove is 32" deep b/c we wanted extra depth for the Fridge. I think we are at a little over 96" currently, which would leave 30" for counter space in that area. Most of which I would have in between the 2 appliances. DH really likes the Fridge on the left wall nearest the dining table. We could put the freezer on the opposite side and then turn the larder into more of an appliance storage. Some of the pictures above show larger; both wider and taller cabinets, that could be used for this purpose. As biondanonima suggested, I probably will also be spreading out on the island for baking and other prep work. So making the larder smaller and more of an appliance storage function should probably work. What program/software are you all using to modify the floor plan I posted? I'm guessing the above would be more clear if I could do that too. biondanonima: This is a multi story house- we have both a basement and 2nd floor above. Venting will likely be somewhat of an issue. The exterior wall is near the seating on the plan. There is also an exterior wall going to the screen porch. Directly above the kitchen is our bedroom with a balcony above the screen porch. I'm hoping the HVAC team will have a good solution for this. Comments (8)Unless you see water coming in that are (i.e. climbing that "interlock" rail of sorts) and spilling over the door, you might need to check where it is sealed to the deck on the outside. Ideally there is some sort of sill pan or other water prevention measure to keep water out of the rough opening. Is that leak at the meeting rail where the two panels meet? In cold Canada, you can sometimes have condensation issues where the pieces interlock and it can sweat and cause drips down the interior. There are a whole host of sources of moisture here.
