Furniture Design Dilemma living room

Awkward living room layout

Alright, friends. I need some help with the new living room layout. These pictures are from the listing as I haven’t yet moved in. Thinking of making the tiny area by the sliding door into a little book nook with a chaise. Outside of that, not sure How the fully utilize the space. Thanks in advance!!

What's does it look like under the stair and how close is the wall opposite the sliding door?

I would probably position my TV and sofa orientation in the room first and see if there is room left over for a nook area, although I think a chaise or nook would be nice!

I've been managing vacation rental properties for 18 years, so first, I'd want to know the maximum number of guests you can sleep here. For starters, in the "day room," do you think people can see the lake itself if they're seated there in regular chairs? If not, you may want to consider a bistro table and chairs at one end to give people more of a perch. At the other end build in an "L" shaped bench that is high enough to afford sight of the water when one sits there. Add a custom table with it for a spot to set down drinks or to play a game of checkers. In the main room, place TV on one of the walls left of the FP. There would probably be less glare if it were immediately left of the FP and not opposite the windows. Seating will depend on the number of guests who may want to sit together to watch a game, etc., so the numbers will help determine what you should do about seating.

IMO the wall where the setional is in the plan is where the TV has to go We need the new floor plan done to scale and yes the measurements of the sectional too Are you open to getting new furniture ? from the drawing the sectional in too big for the space .It also shows a different sectional that what you have so a to scale floor plan all meaurements clearly marked and the sizes of all the furniture you have .

Note: the stove is only temporarily there as the landlords are doing some renos to the kitchen . The stove won’t be there when I move in. For starters, don't have the TV and fireplace on the same wall. Float the sofa to face the fireplace with a console behind it to create an entryway feeling by the front door. Have the other section (if you also have a sectional) or two upholstered TV watching chairs face with wall with the windows with some kind of very long, low storage/TV setup in same wood as window trim.--TV in the middle of the windows.

Ooooh! Glad I asked you guys

1. Beverly- The previous owners had a console table under the stairs, just around the corner is a closet, bathroom & then the “nook” area. It’s a pretty big space underneath, but I feel the open stairs make it feel busy, in a way. The wall is probably a good 8 ft away from the opposing wall.

2. Susan - You’re probably right :) That’s a good idea.

3. Housegal - I love that idea, but I worry that having a sectional facing the fireplace & the opposing wall could block off access to the bathroom/sliding door. Maybe there is enough room?? I can’t wait to take another look with that in mind!

4. That’s a neat idea! Not sure but definitely worth exploring!

Instead of a sectional, consider creating a room divider against which you could add any sofa:

You could make your room divider cabinet taller -- height of the back of your sofa -- and have it begin at a wall (think peninsula) in order to be able to hide lamp wires. You could have glass doors to enable you to use it as a china/curio cabinet facing either the entry and/or dining area.
