Comments (22)(cpartist that's not to suggest your updates weren't amazingly and cleverly done. i don't know your then-kitchen, but i know-to some degree-you lol. you're cpartist. not everyone is. i find that many people would do a huge favor to future buyers by not attempting for-resale upgrades) The problem is you and I are happy doing updates ourselves and like me, you probably prefer to do your own. I know I'd rather walk into a total gut job, get it for a good price and do exactly what I want to do, vs someone else's idea of a good kitchen. However that's me. Too many people can't see past what is in front of them. My DH is one of those. If it doesn't look right to him, he can't figure out how to make it right. I didn't change the layout of the kitchen at all and I didn't over improve by putting granite on top of very old cabinets. However the old paint job was chipping and it looked dirty after 16 years of use. The floors were the original yellow linoleum from the 50's. The counters were beige laminate from the 70's. There are times it pays to freshen up and this was one of those times. Same reason I repainted all the rooms in the house and refreshened the bathrooms. A couple of thousand probably saved me tens of thousands in someone wanting to lower the price. And yes I agree about the huge favor because in so many cases people with no sense of design will do something because they think its the thing to do. Comments (30)OK...so we have some more details. Excellent. Your style and the home's interior suggest transitional or traditional. That usually means a natural wood-look floor (like natural white oak, or maple, etc) would do very well in this home. It would mean a "like for like" replacement of what you have already. The carpet is very light (which means it is a non-entity when it comes to design). That means a natural (unstained) wood floor would look very warm and inviting. I will give a warning about sheet goods (carpet and sheet vinyl...like what you have): They hide TREMENDOUS amounts of subfloor issues underneath them. That's why builders LOVE them. These two products (like what your photos show) can hide the most atrocious substrates. Because of this, I would suggest a subfloor prep cost of $2-$3/sf. If I'm wrong and you can get away with $1-$2/sf then you have saved some money. But if I'm right, your subfloor prep is going to eat a significant amount of your budget. You can always work backwards to figure out your budget for the flooring purchase. 1. Subfloor prep: $3/sf x 2100sf = $6,300 2. Labour for vinyl plank install: $2.50/sf x 2100 = $5250 3. Comments (11)if you post pics of your kitchen, we can help you with all kinds of ideas to help refresh the space. my opinion is that if money is tight, save it up until you can do some big changes. do a few DIY jobs for now to tide you over until then: painting the cabinets white will definitely brighten, but I'd only recommend it if you don't like the wood and/or if they're in bad condition. note it can be hard to do it the right way so they end up smooth and impervious to chipping. some people remove doors from uppers (and paint the interior) to help open up a space. this is particularly nice if you don't like the style of the doors. of course this will only look good if you think you can organize the contents nicely (you could do just a few, not all of them). painting the brick wall white will majorly brighten the space. will rugs help cover the bad parts of the floor? such as runners in high traffic areas, or large-ish rug in the kitchen to hide water stains or whatnot? and of course, like Celadon said, lighting will really help. but we need to see pics of your space to give you better advice....See Moreci_lantro
