Floor Plan Update - Hubby wants a 2-story, but I hate stairs...
Comments (16)I'm a dissenter. This plan is NOT functional. You've got too much wasted space, and too much walking around. You can function better in a much smaller house if all the walkways are cut short. If I were you, I would find another plan and adjust it. -stairs going straight up are a pain for someone who doesn't like stairs. In your previous plans you had those nice split stairs with a landing in between( much better for going up). -why don't you find a plan where the garage is closer to the kitchen? Perhaps, in front of the kitchen?You have quite a walk from the garage to the kitchen. -The washer/dryer. Trust me, you don't want a long dryer vent. -Although pretty, corner FP is a beotch to decorate with furniture; it limits your options if you get tired of the same furniture placement, or if you want a sectional couch etc....That's what I have now and I would NEVER dot it again. -I would find a plan with a Great Room having some kind of a wall where the TV can be placed so that the people sitting in the GR are FACING the kitchen, too, so you can talk to your family while cooking. Plan with "options" to move your furniture around. Placing a TV on top of an FP is wonderful, but the warranty is null and void if it gets overheated from the FP. It may be too high if any of you ever have a neck injury. -I would put a PANTRY in the corner of the kitchen and squeeze in a closet into the room in the front, and move the door closer to the entry (if you go with this plan). Typically corners in the kitchen are kind of a waste, and corner counters are pricey because they take up a lot of space, so if you can place a pantry in a corner with a pretty door, it enhances your kitchen. I don't mean to sound harsh, but I find that many times people mean well and go along with you without pointing out the "obvious" problems. If you've read my previous posts, you know that I've had 5 homes built in my life...and found mistakes after the fact. The architects went along to get along ;) Take your time finding a plan close to your needs. Building a house depends your YOUR lifestyle and personality. Comments (8)OK...I have uploaded some pics to Flickr set at the attached link. I tried and failed to figure out how to post a picture as part of this message, so if anyone wants to explain it to me, feel free :) Please excuse the mess in the sink. As you will see, the problem is leaving room for accessing the office. I put down a measuring tape in one pic, it's hard to read but the length of the window wall there from the current counter end is about 3.5 feet. I originally thought "window seat" myself, but realized that a seat of any length would cause problems. Comments (4)Thanks laxsupermom! That a fantastic work surface and so utilitarian. Its simply gorgeous and I love the side island storage, too. Is that your kitchen? If so, would you mind sharing a few of the mechanics/engineering details of your pull out table? Also, when you had mentioned built-ins on the"remaining" side. The green wall or the exterior? That's similar to what I have in my mind. I just have a hard time putting all the little pieces together. Odd shaped items are things like building plans, giftwrap, wallpaper, rolled artwork and canvases. Thanks for the laugh on the bottles- I used to house sit for a liquor distributor and Distillery owner, so "Dive Bar" indeed. I probably would only have between 8-10 no more than that. Comments (14)I like benjesbride's suggestion for your kitchen. It's the most cost effective and it's functional. I would add a banquette to the nook to make the best use of space in that room. And you'd gain storage if you add drawers to the benches. Here's a slight modification to benjesbride's kitchen plan with a banquette in the nook. I opted to create a corner walk-in pantry to make use of that odd space created by the water pipe. You'll need to make sure you have enough room between pantry and fridge so that the fridge door is able to swing fully open. As long as the side wall of the pantry does not protrude further than the fridge box, you should be okay. Here's a banquette booth with a back higher than the counter. I am, however, suggested padded backs for more comfortable seating like this: with bench drawers at the end like these: You could also do a banquette set-up like this: I reduced the depth of the broom closet, too, so that there's a better connection between family room and nook and also to make the space feel more spacious. Here's a slight kitchen modification. This does put the DW in the prep zone but it also creates a much longer stretch of counter between sink and range. To make up for loss of a few upper cabinets, you can add shelves in front of the window like this: I'm suggesting an apron sink for the corner sink in keeping with the age of your home and also to help make sure you have room behind the sink for the faucet (can't tell how far out the brick wall protrudes)....See MoreCindi Keller
