Advice on kitchen window size & placement, cabinets

Help!! My CAD guy wants to know exactly where the kitchen sink is going!!

We are putting on an addition that will contain a kitchen and dining nook. We need to figure out window size and placement, upper cabinets? and sink placement.

The photo is my scale drawing of wall that includes the kitchen and dining area. The kitchen takes up about the left 2/3 of the wall and on to the right is a banquette with a round table. The three square transom windows match the opposite end of the great room, so we're trying to keep those consistent, the problem is they don't line up nicely with the end of the counter run (orange in the photo).

The designer suggests moving the end of the counter run to the right to line up with the outside of the outer window, but this pinches access for sitting down on the bench to scooch around the table.

We also don't want to move the end of the counter to the left because currently it ends at the same point as an island (second photo).

Anyone out there gifted in window and kitchen design? I was hoping to have some upper cabinets at the right end of the counter run for glassware, but we also like the 'no upper cabinets' look and the views out the windows on this wall are private and very green, so definitely worth maximizing.

Any help or suggestions greatly appreciated!

Do you have a fully-measured layout of the space for your Kitchen? A sketch of the entire floor the Kitchen is on is also very helpful.

[As an FYI, I'm in the process of cleaning up the FAQs (they were the victim of the migration to Houzz a couple of years ago) as well as updating other information to reflect the changes made by Houzz last Friday.]

This is a sample layout of what I'm asking for. Note the information on the layout -- this information really helps! It includes the widths of each wall/window/door/doorway and the distances b/w each wall/window/door/doorway as well the locations of immovable objects, etc. If something like water cannot be moved, that should be marked as well.

mtnrdredux your house is absolutely absolutely amazing! It makes me want to sell my new-built one and go and buy yours! That window seat with the arched stained glass window is a work of art! And your fireplaces and floors!! I also love your style and ALL of your furniture. You aren't too far from us, so if you have a moving sale, please really let me know and I'll come and buy some of your furniture. That's so cool you got married at the house too and what a beautiful setting to do it. My fiance and I are planning on getting married at our new house as well. I'm sure your new home must be magical for you to leave such a lovely home! Thanks for the book ideas- there are a bunch of really cool ones! I definitely have more books than shelves. We've got a quasi-two story library with a library ladder and books to the ceiling :) We've been buying those readers digest books at estate sales, the leather bound condensed books. And old law books. I kept a few of my old law books from law school but they are nowhere near as nice as your husband's collection! beckysharp it is the sun blinding effect that I'm afraid of with the windows that is making me think I'll want to do at least shutters on some of the windows. macybaby, the swag of the chandelier is definitely a good idea. Then I could do the ceiling medallion I want to do as well. fori, I agree 48" seems a bit big for a table. That's why I'm hoping I'll be OK w/ space. That was the size I saw on the first three tables I looked at to get an idea of dimensions when I was talking to my cabinet maker, so I'm not sure why they were all so large!

Alida, I had a similar dilemna. I wanted my sink centered on one of the windows and had to work the dishwasher in as well and really wanted it to the right of the sink. AND in addition, we wanted the group of windows to be centered on the wall on the OUTSIDE of the house. Something had to give... we had to go with a much smaller sink base than ideal and so my sink is fairly small, but it was also important to me to have a generous amount of prep space on one side of the sink or the other (my old kitchen had a medium amount of space on either side but not really enough to be effective so with the remodel it was extremely important to me to have one long stretch of counters to work (another reason for the windows and no upper cabinets... I don't like the feeling of having the cabinets overhead)). anyway, here is a pic of our situation in case it helps. and also, the 36" base cabinet sounds nice, but I would think this is an area you could fairly easily compromise. My mother in law has a 36" base cabinet for her pots and pans and it is a jumbled mess because it has too much space to stay organized. perhaps you could easily get away with a smaller cabinet?? and make so many other things work out better in the compromise?? not to hammer the point, but I think the size of the sink will have more of a day to day impact on you than the size of the base cabinet (just my humble opinion!!) :)

How is your builder going to remove half of a window? He would have to remove the whole window and frame in a new one. I would opt for the larger egress at the "top" of the room, instead of a tiny, narrow side window that won't meet code.

@Kimberly J, You're on the right track. While you've not given us a ceiling height nor details on materials/finishes (all affect lighting design) please consider the following: • Depending on actual pendant choices, your island could handle 3 smaller pendants & your peninsula could handle 1-2 pendants. These might all be complimentary to the pendant style you choose to hang over the table. • Lighting for sink wall & art wall could all be controlled together via dimmer. • Lights for island & for peninsula should be controlled separately, dimmers. Maybe locate the island's pendants dimmer on the island itself. • Before choosing actual recessed light size & final layout, think about the quantity & quality of the light it produces. The Lithonia Wafer LED comes 3", 4" or 6", and the Philips SlimSurface LED comes from 4" to 7". Each is available round or square, and in a few different color temperatures. I suggest using LEDs that are 2700k (a warmer white light like incandescent bulbs). I suggest the attached image for a possible layout. Less recessed lighting than the original. Please post pics when the project is completed.

I think the nook is forcing some bad elements on the back wall. I would get the function of the room correct and then see if there is room for the nook.

Your windows (transoms) are really fighting the pitch of the roof

There are more wall elements than just the windows.

I strart with the sink centered under the window then arrange the rest of the cabinets I would not have 2 tables so close together they make no sense use that space for storage, IMO you need a KD not a cabinet salesperson but an independant KD.What has your CAD guy got todo with this? All your lower cabinets should be drawers for dishes , pots . glass ware etc. IMO the windows are perfect where they are I see no point in redoing windows and siding for this. I do however find the windows too high in the drawing so post measurements as detailed as possible.You do not want 6’ beteen the island and the wall of cabinets that is an extra step 1/2 everytime you move.Get the cooktop or range to the outside wall with proper ventilation for sure. IMO you need a new KD

Yay, feedback! To answer questions, Jamie, the round table is for everyday family meals for 5, the other table will be constantly covered in homework, laptops, board games, puzzles, and art projects as is our current and only table, as well as being extendable for entertaining often. We won't have a separate formal dining room so the big table in the middle is it. Beverly I'll post a pic of the front of the house which will help explain the transoms, thank you for the image I like the symmetry which is what has been stumping me all weekend. Patricia, yes, I'm looking for a KD today, know anybody in Portland, OR? Not shown is a very large pantry which will help tremendously with storage. Patricia, my CAD guy is our design/engineering/and permits all in one, but he's not a kitchen designer, and he doesn't want to ponder every detail. Definitely going with drawers and pull outs. The whole wall is new so we get to decide window placement. Hubby is set on cook top in island.

Thanks buehl, I'll make good use of those resources!

This is not final but you can see the three transoms on the front we're trying to match on the back if possible.
