Hi Lisa and John First thank you for helping me out. The soil is 1 year old (I've moved her into a much bigger pot in June), but I think it's of wrong type (will fix this tomorrow). I didn't fertilize through the winter, but have started lightly one month ago with a German bio fertilizer (Bio-Zitruspflanzendünger). I've also looked at the bottom of the leaves as you asked and on some leaves have brown spots. Now as branches had these when I bought it I fought that it was part of the tree. Now if I use my nails on the brown spots they get off very easily. Are bugs attacking my plant? Brown spots. Removed the brown spots from the branch. Br Waldemar

Have you checked for grubs or perhaps a large buried object such as a rock? You can check for grubs by cutting out a 1 sq ft piece of turf and lifting it up to look for them about 1-3 inches. If you don't find anything.... while you have bat piece of turf lifted up, you could try to stick a long screwdriver as deep as you can to see if you strike something like a rock, brick, stump, tree or shrub roots etc. You never know! Do you have a dog? My dog likes to pee in a few keys areas almost every time she goes Unfortunately, it's in the lawn and I've got some dead areas because of it that look similar (except they are first straw yellow for a few days and then they lie down matted such as in your photo). Thats kind of an awkward spot, btw. Is it possible that you have overapplied fertilizer there? I've messed up an awkward spot like that. I did a trim pass with the edge guard on the spreader first. Then when I was doing the main stretch, I didn't stop the spreader soon enough. It would have landed in about the same spot where your troubled area is.

In reading through all the posts that have made, it seems that no one has actually viewed the problem. Its been all conjecture of what it might be. Have you or anyone poked their head into the attic to view the damage area with a good flash light? If the location of your attic access is near the chimney, one might be able to see the problem area by putting your upper body through the attic access and look around. If that is not sufficient, then one needs to go up into the attic and move to the problem area. This requires care to step only on the rafters and not put your foot through the ceiling and possibly getting hurt. Also, there should be attic insulation, and if one intends to wade around in that, proper foot and legging wear should be used. This problem is serious and must be addressed. Damage continues as long as this problem exists. In a prior post, a good illustration was shown. I'll add another one showing flashing around a chimney. Note that the lower edge of the flashing comes out on top of the shingles. The base flashing goes on first and then the counter-flashing collar is installed. There should be at least a 4 inch overlap with the collar flashing over the base flashing. A "saddle" is shown on this illustration. It is used to channel water away from a "pocket' region where water can collect and run under the shingles. Often, this is the the upper side of the chimney where it pierces the roof. (Saddles are custom fitted to the problem area and can have shapes differing to the one shown here.) I hope you find a knowledgeable tradesman.

i doubt sitting in water for a few hours one day had much of anything to do with all this.. besides .. if that would have caused a problem it would have been a root problems.. and it wouldnt have showed up in a few days ... so its probably the sun problem ... its was stressed from shipping .. the sun stressed it .. its stressed ... get it in full bright shade.. and let it settle down and hopefully it will releaf and get going ... one other caveat.. thats a pretty small pot to ever have the pot itself in the sun.. it might allow the roots to get to hot.. wait for it.. stressing the plant even more ... and being on a brick patio in the sun you might take into consideration radiant heat from the brick ... also.. if it was greenhosue grown.. thats a whole other level of light intensity stress ... good job on the seller sending a new plant.. no matter what happens to this one ... you will have a free plant ... in my MI .. later freezes are a thing.. and a hard hit rose can and will releaf ... if the plant is well established ... yours is not.. but there are still good odds it can recover and come back... if you put it in full bright shade.. and water it properly .. it is not a water loving houseplant .. so do not keep it sodden ... but dont let it go bone dry ... ken
