I can't recommend a specific company, but I would encourage you to get more than one inspection. They will likely come in with different options for you. Also check with your extension service for information on termites and treatment. The companys may try to sell you more than you need, so it pays to be informed before you have them come in. When I sold the home in Calif last year, it was seller's obligation to inspect & treat and repair damage. As the seller, I did have to sign an agreement to pay this money (I guess in case, the deal fell through, the realtor & repair company would have recouse & get their money. I'm under contract now for a home & I watch the contract language very closely. I would require your agent to show you where she received the authority to order anything that you would be expected to pay. That would be a signed and dated statement and it usually isn't part of the purchase agreement. My agent now is very diligent, even though I'm in another state, he gives me names and telephone numbers of specialists, but he does not order any services that he would expect me to pay for. The Oregon SOP (see link below) excludes the inspection for wood destroying insects from a home inspection...AND if a home inspector is offering such an ancillary service, they must specifically cite it in the contract inclusive of an extra fee (if charged). That said, you should determine if indeed your state certifies or licenses such inspectors. In NJ, such an inspection is also beyond the scope of a home inspection...however; most HI's offer the inspection. The kicker is in NJ, there is no specific license for such...however, the reporting form used by the lenders (NPMA-33) is not valid absent a license number...therefore RESPONSIBLE HI's in NJ obtain a pesticide applicator license...which through the requirements enables them to properly identify signs of WDI's (wood destroying insects). A home inspector who is QUALIFIED to perform a WDI inspection is a much better bet than having a separate inspector...as a well done home inspection looks at far more areas and in more depth that that which occurs during a 20 minute pest inspection. However, if the HI is not trained in such...who knows what he won't find...or will find, that he identifies incorrectly. Case in point, a few months back, someone who posts here recommended a NJ HI....who pretended to be licensed...and he isn't at allÂ..for home inspection or WDI...still until this day...and continues to operate in NJ even though it is illegal to do so. On his website, he has pictures of him identifying wasp tubes as termite tubes......need I say more? IMO, if the HI is going to do the WDI...find out what type of training and experience he has...and if your state offers a licenses or certificationÂÂmake sure he has one. Best wishes. Kristy I'll respond to your question on my thread over here so you don't have to jump between two threads. I'm curious about something still. How did the inspector do the original inspection if they didn't check the condition underneath the house? Also, when you tore out the sheetrock today, did you see termites? Maybe one of the experts here would know this, but if you had an active infestation wouldn't you see the termites inside the walls? At any rate, I think the first person you should contact is your real estate agent and find out the laws for your state as far as what the inspection company would be responsible for.
