Painting poorly refinished crown molding/trim? Need advice
Comments (2)Sand with 3M medium grit sanding blocks, then prime and paint it. You probably don't need to use oil based primer, but if there is any bleeding of stains through the latex primer, I would use BIN on those. Topcoat with a high quality acrylic paint in satin or semi and you are done. It may take up to 3 topcoats to cover if the stain was dark. After the primer coat, you will want to caulk both gaps that should be tooled down with a wet finger and let that dry before painting over it....See MoreArchitectural molding and railing near staircase
Comments (10)I am assuming the architect/contractor has done the calculations right. I found this w/ a quick search. It's deck specific but good enough I think for our purposes. Given that you have quite a bit of backspan (over the garage), it would appear that you're good w/ that cantilever. (No roof load to support in this situ.) https://www.deckmagazine.com/design-construction/framing/cantilevers-in-the-2015-code_o According to the new span tables and IRC provisions, cantilevers can extend up to one-fourth the backspan of the joist. This means that joists, such as southern pine 2x10s at 16 inches on-center, spanning 12 feet are allowed to cantilever up to an additional 3 feet (see illustration, below). (I didn't check into how much you can cantilever LVL's so don't know if there is a diff between them & SYP.) Looking closer, it appears this is a new build. When I first looked, I had it in my head that this was a reno. It didn't look like any posts/ walls could have been removed but ya just never know when you get into renos. Somebody ahead of you coulda' done something stupid. ;-) Since you have a new build, you gotta' trust the pros. Comments (3)The wall color is much too dark. Cave like. I would caution the flooring choice..for a bedroom. It will be noisier, cold--not what I want in the middle of the night. Comments (6)Your stair specialist has their kiln dried sources for all of those products. And you should use them. $400 is a "get real" type of budget. Buying firewood all over town isn't going to match, or end up with structural stability. Hickory is not a stable wood, and you need top quality to do any stairs in it. Oak is cheaper, and more stable both....See MoreJoe H.
