What would you do? Exterior House Remodel Ideas - Photoshop Help!

Hi Everyone

We are looking for ideas for our house remodel and need help with the exterior. It was built in 1941.

We are thinking of painting the brick and not sure what color scheme to go with white, blue... The current brick is in good shape but has some odd grout lines. Also we want to make the entrance more inviting, with trim, awning, portico, overhang. Also, might think about moving the steps to center. Would like something over the bay window.

When we bought it it had awnings so we've made some progress!!

I would put up a nice new canvas awning in a classic color and add a new railing. Then spend the balance on new landscaping that looks good in snow and summer. The very large tree out front and the side tree may need professional shaping and pruning at the right time of year.

Budget range for this phase? $5K, $10K, other? Are you willing to rip off part of the roof to make a portico over the front door, or would you prefer a surface mounted solution?

Thanks for the reply! We are thinking between 5k-8k. Would rather not remove part of the roof but open to options.

she is having the exposed foundation covereed in stone Probably already knows not to do anything with paint color until the stone is done. After the stone is up, she might have a dozen new color directions to chase. :D Exterior isn't like interior. Interior you do not have to have every last stitch in place to fit a room with color. As long as the basics, permanent elements are in place you can work color. Exterior isn't near as malleable because Mr. Sunshine is so darn intense and direct outside. Get the foundation covered in stone and then take another look. I'm thinking, with the stone in place, she should consider going light and neutral on the body or commit big and go with a dark, punchy color scheme with some drama. Safe midtones could add up to just a mediore color outcome for that house. A really cute house, btw.

I was about to suggest the trellis/arbor over the garage door. Other ideas might be something in the bare spot at the front of the corner bed--such as a copper obelisk, a large rock, or an appropriately sized fountain. Another idea for the yard is to combine two or more of the trees by surrounding them with a bed--here in Georgia we would put azaleas in it. You would put whatever is suitable in your area. On the left edge of the picture it looks like there are two trees close together where you could do that. You could do the same thing to the 3 trees on the left of the walk to the front door. With low shrubs and annual color it would highlight the path to the front door. I wouldn't necessarily do both beds. Do you have a picture from further back? It might help to see it from the street. It seems this is a love it or hate it type of design. I have considered renting it but it'll bring too much money to make that a profitable option. I don't mind lower margins since I'll be living in it for a few years. The trade off for me would be being in a home I'm happy with. The design is making that a true challenge. The contemporary aspects of the home would be great to work off of. However, I feel to truly pull off that style, the roof structure would need to be modified. I'm not sure the costs, but I know it's more than I budgeted. I'm expecting the inside will need a full update. Floors, cabinetry, lighting, etc. I don't foresee any major electrical or plumbing other than repairs from sitting vacant. But again, it's a foreclosure so the neglect could lead to more issues. The home was built around 20 years ago for reference.

What do you suggest for painting? Paint the brick?

From what I can see, the brick is fine. If you want to paint it, take the cost estimate and projected length of time between repainting episodes (say, $10,000 every ten years, roughly $3 a day), and mentally set aside some money every year for it. Then ask yourself if the $3 a day expense seems worth it. YMWV.

Actually, I thought the awning over the door was charming. Is it not practical?

The awning over the door was falling apart so we took it down but open to replacing it with something

Is the sun on the front of the house a problem? I can see wanting a small portico or entry awning, but it's amazing how sleepy the house looked before and how awake it looks now. Regarding painted brick, I grew up in a house with white painted brick and no one ever complained about intolerable maintenance. The more unified front aspect could be a strong positive.
