Need help adding curb appeal to a bungalow

Sorry for the poor picture. I forgot to take a picture earlier so I'm resorting to using an outdated picture from google streetview. :)

The rose bush has been removed and the tree next to the stairs has been shaped (it was out of control). We are hoping to sell but as you can see, the front garden gets a bit out of control.

I'm located in Atlantic Canada and spring just decided to arrive this past week!

My thoughts:

Place landscaping fabric down.

A cedar (3-4 foot tall) in place of the rose bush

2-3 hostas (we have a few huge ones that I can split up)

and 2-3 colorful perennials (or annuals that will last until fall, if such a thing exists!)

cover remaining fabric with mulch (options here are black, natural brown, or a reddish color)

I am NOT a gardener. I've tried to do some reading, but I'm still a bit overwhelmed with ideas.
