Honda HS520 vs Toro 3650, why would I need a 2-stage
Comments (22)it's me again, the 50% off dude providing you guys my test results from my three new snow blowers purchased last week. my area which is nassau county, long island,ny got between 8-15" this past 2/11/06. i got to test out my honda hs520(w/electric start) vs. my two stage ariens 926le. hands down i preferred to use the ariens. for the first 3minutes of blowing snow with the hs520, i realized that it should be easier than this, i should not be struggling to push the snow. i decided to gas up the new never before used ariens and baby it was a dream to use. talk about effortless!!!! it was so easy and powerful that i decided to go over 6 other properties next to mine; i felt like i was doing my holy deed for the day. help thy neighbors out. the comparison between the 1stage and 2 stage is that of going on an outdoor road trip on a honda civic vs a nissan titan; both will get you there but the bigger and more powerful ariens got did the job easier and in style. a positive note about the hs520 it that i was able to carry it by myself, load it into my honda pilot and transport it to my sisters house to help them clear their snow. being lightweight is the 1 stage's main advantage. because i got these units at 50% off 4 days prior to the snow storm, the difference in their price was only $125. i bought a toro power hand held snowblower($65) too but did not have enough time to test it maybe nextime....See More4 Ton vs 5 Ton; 2 stage vs 1 stage condenser
Comments (53)The furnace model number with the XR16 is an XC80. Very similar to the XV80 but communicating. Must be a mistake. TCONT803 is a fine thermostat to use with the XR16 air conditioner and furnace. Overall, I do not agree with the equipment matchups proposed with the furnaces and air conditioners. Oversized furnace on both systems, and oversized coil to achieve marginal efficiency gains on the XR16 system. I realize you may not understand all the implications of oversized equipment, but it is a big deal for comfort, efficiency and reliability. All things considered I still recommend the heat pump system. This post was edited by ryanhughes on Wed, Apr 24, 13 at 13:54...See MoreRealities of Staging a home
Comments (40)Hi Jane! So glad to hear you sold your house! I know you are breathing a big sign of relief!! Who knows what goes through buyers minds when they start to rip our perfectly good items in a home. I keep on thinking back to one of the TV shows with Doug from "Trading Spaces" where they show three homebuyers who buy each others homes and follow them through the process. At the end the old owners go back to see what the new owners have done. Most of the time it's good improvements, but some times the buyers just rip so many good things out. So much for saving the environment and the crappy economy! What I learned is that as a seller, you really have to detatch yourself from the home before the sign goes up. We staged and decluttered like crazy. Didn't spend a lot of $$$ to redo much but made sure that anything that could have been an issue was repaired (except for the furnace with ended up being a HUGE issue!). I was glad I switched out some expensive fixtures I had even though I only was able to use one in our new place. I just had this feeling that no one really cared that I spent a fortune on my Waterford fixture and would probably trash it which would have killed me - so it sits in a box in my new basement and will be handed down to my kids!! lol Same with a few other things that were negotaited in to the buyers contract due to their power tripping agent, and I then personally spoke to the buyers to get some things back and they were fine with it since they really didn't want them anyway!! Absolutely IN LOVE with our new place and surprised that I don't miss the old place at all. Too much work to keep it up and after living there for 6 years the neighbors still weren't friendly. Our new move was the best thing we ever did!! Best of luck in your new place!!! ~...See MoreFull staging vs. suggestive staging?
Comments (33)I would definitely be suggestive! Last summer my home sale fell through just before closing because of a job loss. Unfortunately, we had already moved everything out. In the two months it was empty we got a lot of negative comments about the floor plan and layout of the house. We put a table with 4 chairs in the dining room, placemats on the table, a sofa and chair in the living room, an accent table in the foyer, a chair by the fireplace in the family room, a table and 4 chairs in the breakfast nook, 2 stools by the kitchen peninsula with full place settings on the counter, one picture on the mantle, towels in the bathrooms, pillow shams and throw pillows to suggest bed placement in the bedrooms, a simple desk and chair in an extra room to suggest an office, and a tv stand to suggest TV placement in the rec room basement. In our case some of the smaller areas looked a lot bigger with a little furniture in them. Having something in each room gave it just a little more warmth, and I think it's hard for some people to make an emotional connection to an empty house. Some of the furniture we took out of our new house, some we borrowed, and some we bought at Ikea. After we did the staging we got a lot of "shows really well" comments and no more negative floor plan comments. We talked to one staging company, and they were planning to do only the living room, dining room, breakfast nook, and master bedroom....See Morecawaps
