Comments (21)I know it's possible to pull up hardwood flooring, but I don't think it's easy and it might damage some of the boards or finish on them, so you would have to most likely reinstall and refinish. With your situation of having future construction plans with the home, I'm kind of thinking the plywood option isn't a bad idea, as it could be the underlament when you're ready to lay the hardwood flooring so you wouldn't have to remove it. I would think it would hold up fairly well for a few years with kids, pets, and construction, if you put decent poly on it. Franksmom, the paint sprayer we bought is called a Graco TrueCoat II Plus (250.00 at Lowes). It's not at all like the cheaper Wagner paint sprayers you see, it's made by one of the best companies that make professional paint sprayers. It's a handheld (no stand) airless paint sprayer so it has a paint container attached to the gun. Because it's an airless type and not an HVLP type of sprayer, you don't have to thin latex paints, you can use them right out of the paint can, so you have much thicker coats/coverage in one pass when sprayed on. It's easier to clean (IMHO) and you can work with smaller amounts of paint because it has the paint cup attached to the gun instead of of stand type where you have tubes that feed from large gallon or 5 gallon paint cans. There are different versions of the Graco Truecoat, we went with Truecoat II Plus because it has a flexible pump tube so you can tip the gun upwards or turn it sideways and the paint will still siphon to the sprayer (good for painting ceilings), and it offered an adjustable air pressure knob, so you can adjust the spray pressure for more control (a little less overspray) and for the thickness of the paint you're using. Also it is repairable, and you can buy parts for it, some of the older Truecoat models are not repairable. They do sell different tips you can buy for the sprayer to give you different spray size and for different thicknesses of materials (latex paint vs thin stain), they also make a larger container cup, a back pack attachment kit that can hold up to a gallon of paint so you don't have to use the container cup attachment and refill as often. You can also purchase more plastic bag cup liners so cleanup is easier. The cons to this sprayer are, it's heavy because the paint container is attached to the gun, you have to refill more often because it uses a smaller amount of paint at a time, and you get more overspray and go through paint much faster than you do with an HVLP sprayer because it's airless. The overspray will be decent so make sure you mask/cover things well when using. Clean up takes about 20-30 min and you have to make sure you take the time to do it properly, and masking/covering to protect from overspray can take some time, however the upside is you can paint 10 doors in about 10 min with it....See MoreHow can you give a modern look to a kitchen with stained cabinets?
Comments (35)I'll leave it to others to offer you aesthetic advice but I hope you don't mind my 2 cents' worth regarding your proposed kitchen lay-out. You have a large space to work with - how wonderful! - but I don't think you're making the best use of the space. Is your island positioned as far from the perimeter as the overhead plan view shows? That aisle looks to be nearly 7 ft. That's a ridiculously wide aisle between your cook top and island and prep sink. Move the island closer to give you a 48" between island counter and perimeter counter. That will also make it easier to arrange table and chairs in your breakfast area.How do you plan to arrange a table and chairs in the breakfast area? The door into the space could cause issues. The space looks to be 10 ft wide. If your table is 42" wide, that gives you 39" aisles at the top and bottom. If you plan to position the table towards the left end of the breakfast area, the door's swing will come close to the table (most exterior doors are 36" wide). Whoever is sitting near the door will need to get up and move out of the way. Do you have pantry cabs as shown in the overhead plan? I don't see any in your elevation drawings. If not, that means your fridge is all the way to the right with the oven/MW column to its left. What counter do you intend to use as a fridge landing area? Where do you intend to set grocery bags to unload into the fridge? I strongly recommend that you place the island's prep sink at the end closest to the clean-up sink so that you can use the island counter closest to the fridge as additional fridge landing space. It's still going to be farther than NKBA's recommended 48" minimum distance but at least you won't have a sink in the way. Do you have plans for the wall area opposite of the fridge and oven/MW column? The overhead drawing doesn't show any cabinets here. Comments (21)I think you like non-fussy, casual, kinda transitional(for whatever it means)..cozy and very livable..and you re not against some mixing and matching-you're not the style purist given all that-i think your chances on making your rental homey for you and your family are not only big-they're grand.. tie the colors together since it's a bit strange they have different color carpets in dining and living(do they? or is my monitor playing mind games with me?), with rugs, pillows since you seem to like them, change the chairs that irritate you to no end for something that you can live with(just store these ones safely), and then go slow, enjoy the process..travel..and bring things that you find while you travel..it'll be fun, and it will be meaningful...See Morehow can i give a warmer look to my open space, mostly the kitchen
Comments (13)Don't you love it when some stranger on the internet tells you to "get rid of it"? Sheesh. It's a nice space but could use some color to set off all the neutrals. If you could think of a color you'd like to add, maybe some pillows with a print in that color and a rug, as others have suggested.
