Open Floorplan: living room/dining room OR extra big living room?
Comments (12)I vote for hardwood or engineered wood through the whole space, including the kitchen. Opening the wall would be nice, but I suspect your appliances are arrayed along that wall? I'd paint the wall the same pale color as the living space, and hang a really big mirror on the wall if you can't open it. Then you open the wall visually, and reflect the light from the sliders back into the space. (I know...me and mirrors. They are great manipulators of space, particularly when you commit to making them big!)...See MoreAmbitious great room / addition re-model, tweak our near final plans
Comments (12)Hmm. Not going to convince the wife to give up the walk in pantry. The load bearing wall is the wall between pantry and bar. We were planning to store most appliances in the pantry. Have considered garage entrance off the left side wall, I'm thinking that diminshes utility of mudroom / cubby location. Certainly cuts down on distance to carry groceries, but then we lose some space in the family room. Per our original plan I feel like we have plenty of counter space for prep. By my count almost 13 square feet of prep space on front wall. and a tiny bit of space not reflected in original schematic. Plannign to put 30 inch counter on either side of range so that we can put things from oven down on left side counter. We also ahve massive 8x4+ island that we can also prep on. I don't think maximizing counter space is the issue, for me my only potential concern is feeling cramped in family room because of size of kitchen and feeling cramped in dining room because of the support wall now having to be there. While the original drawing doesn't follow perfect work zones I think it will work for us given how our current kitchen set up is, very similar L shaped but fridge/oven would be where couch sectional is on this drawing. We only have 1 sink now, so 2 will definitely help. Will probably put DW on either side of clean up sink. Thanks for all your help with this. You have given me a lot to think about and helped me validate some concerns I had and raised others I didn't even think about!...See Morehelp me tweak this old house floor plan
Comments (5)I don't mean to be rude, but you seem to have a spare bedroom in the middle of your living room. Sorry, I couldn't help myself. Another vote for finding a great space planner. When we redid our whole house (built in 1912) we stumbled upon a designer who specialized in space planning and, after talking to us about what we hoped to achieve, gave us renderings for each floor. If I remember correctly, she gave us 2 or 3 options for each floor. We paid her a fair bit and she was worth every penny. ETA: I also meant to say that one of the changes we made was to do as you are planning between the kitchen and dining room. Best decision ever. We use our dining room 10x more that we ever did before....See Morefinal tweaks for living rm redo
Comments (4)I am sure someone is going to suggest you post a diagram of the space. You are probably going to get lots of great advice! I have thoughts about furniture placement, but without knowing the size and layout of the room, it's hard to know if it would work. Get a rod that extends a little beyond the last windows and move all of the panels to each end rather than having panels between windows. Remove everything sitting on top of the entertainment center. If you need something up there for height, make it more substantial and fewer items. Edit, edit, edit the little trinkets on the shelves of the entertainment center. I don't wish to be harsh, but start over on the fireplace items. I love preserved boxwood, but it's lost up there. Remove the urn on the left side of the hearth - the right one might work, but put something tall inside of it. Get a piece of artwork with some color in it and hang it above the fireplace instead of propping it up on the mantel. The trunk is too small. Have you considered something round? or...this one... https://www.hookerfurniture.com/treviso-rectangle-cocktail-table/5374-80110-5/iteminformation.aspx We just purchased a new sectional and this was the coffee table I originally chose. It ended up being too big for our space, but I really loved it. It would look nice with your style, too. Hooker furniture fit our budget. It was less than $1,000 on sale, but I don't remember the exact price....See MoreRelated Professionals
