ok..i was over at the house last night rearranging and rearranging. Here's some different looks... 444 - loveseat is infront of window. couch on main wall. 446 - this is to show how far the loveseat would be from entertainment stand if you put it to the right of the entrance when you walk in. 447 - loveseat is angled 448 - shows how much space is wasted behind with loveseat being angled. just looks outta wack. 452 - this pic was standing inside the room. loveseat is on left. sofa is infront of window. e. stand would be on main wall 455 - shows a different angle with seating arrangement like 452. ruler shows how far stand would come out from wall. and that's if the stand were centered on the main wall. I'm honestly thinking that i'm going to have to put the entertainment stand on the back wall (415) when you walk in. It does fit on the broken up walls but because there will be no room on either side i think it may look funny. Plus, the wall to the right when you walk in has all the light switches so it would have to stick out a little more. gk5040 you said about float the sofa straight infront of the tv wall.... would you stick it about mid room? or back farther? i didn't try the floating arrangement last night. what about all the wasted space behind then? You're right, my furniture is DEEP. i'm glad i waited to buy end tables. the ones i wanted are again HUGE bombe style :) I'd actually consider selling the entertainment stand before switching new furniture. I had a heck of a time in the stores trying to find something and i really like it. I could always just use the middle piece of the e. stand but..... thoughts?

les917 - the answers are no and no. No TV, and we cannot (and I don't think want to) move the fireplace. nanny2a - thanks, you are totally right. The coffee table is shown slightly in the wrong spot. I envision it being a coffee table sitting in front of the large sectional (hence wanting it to be the length it is). It will not be sitting in the center of the room like shown. Does anyone see any concern about clearance between the chaise and the fireplace (where one would walk to go from center of living room into the dining room). What kind of clearance do you think is needed/what is the max length and width I could get away with for a chaise/daybed in that area? And does anyone see an issue with the fireplace sitting in the middle of the room, and nothing really being oriented towards it? That is one of my primary concerns with the layout I've put together...

Sorry, I have to disagree with the others and say it's definitely permissible to hang the chandelier where you propose. No one is going to see the chain through the window, and the light should be down where the people are so it can give light to them. Well, I love two-story chandeliers and I LOVE palladian windows more than I can say. And I love big Williamsburg brass chandeliers. I have all three in this house, LOL, and my chandelier is hanging with the tip of its bottom about 8.5' off the floor. The chain is not visible through the window. Two decorators and a very smart lighting store owner have told me this is permissible, so I'm sticking with it. You mention getting a small fixture. How small? You want to make sure it's not too tiny for the space it will be filling. Now that would be bad! LOL. Light store lady and decorator #1 once told me the formula for size vs. space, but I do not remember, sorry.

Yes, to your first question. You can see the lower TV room ceiling here and how it opens to the foyer. That walkway measures 47" width ( including future baseboard.) I thought a post against that wall would balance the newel on the other side and allow for a "separation" between spaces? I don't know what the color should do in this area? My husband wants the darker brown for the TV room. Also, our color "cocoa" drives me crazy- it goes pinky (flesh beige) with an east facing window light-(the picture below was taken this morning) and goes blue(brown) and relaxed in the evening with sconce/lamp light. I love the color in the evening. Most mornings, I think I need to repaint! Thanks for your interest.
