Furniture Layout Advice- Front Door Opens to Stairs & Living Room
Comments (2)If accurate in your drawing, I am assuming you are leaving the space behind the sofa for a walk way. I’m not in favor of that because everything is off-center. Position the rug directly in the middle of the room, sofa on long wall, love seat under back windows and to balance the two seater on the other end, add two chairs. Ikea piece to the right of the fireplace and something above it to balance the window. Remove the brown table left of fireplace and add a smaller Ikea piece in white for this effect: (except mirror goes over larger piece)....See MoreOpen up Stairs, Pony Wall
Comments (4)You need to be a bit careful when doing major changes in a new to you home. That pony wall if opened up will allow avisual from the lower floor all the way to the halway upstairs is that something you are okay with? Then as far as the railing goes you could replace what you have with a glass railing as for opening up that tiny space below the railing I would not bother and for sure that would be the only part of that wall that could be opened so put the sculpture in front of the space or better yet just forget removing that area since IMO it will look bad and serve no purpose ....See MoreOpening up wall to create more flow between living/dining room
Comments (4)Removing a wall in certain types of layouts is not always the best idea because it creates a bigger but undifferentiated space. Say this were a wall without the bookshelves. Right now you have two of your largest pieces of furniture essentially 5 inches apart, a big hutch and a sofa. If there were no wall there you would never have two separate-function furniture groupings 5" apart, or back to back like this. You've lost a natural spot for both the sofa and the hutch. You have another spot for the hutch, but you would probably not float the sofa too close to the dining area, so where does it go? Sometimes opened up spaces just end up looking like open plan furniture showrooms, with groupings one against the other and while it's more open, I am not sure a lot of function is gained. Just things to consider....See MoreCan I remove 2nd floor flooring to open up living room?
Comments (2)Just remember you will lose a bedroom, and it will affect resale value of your home. The room already looks nice just like it is. I really see no point in what you are wanting to do....See MoreSammie J
