lighting plan for open floor plan...dilemma
Comments (1)I think island pendants are entirely optional, and if you don't want them, skip them. If you're concerned you might change your mind, have the electrician wire for them but don't put them in now. It's pretty low cost to put the wires in now (and would be costly later), and that way it's there if you change your mind....See MoreMaster Bedroom floorplan dilemma
Comments (22)There are many on GW who don't like pocket doors. I'm NOT one of them! If they are done right, they're great! One needs a very heavy, solid wood door for privacy. The woodwork slot into which the leading edge of the door fits when closed, needs to be deep - far deeper than is typical here in the US. When it is, the fit is good and the door is as sound-proof as a normal hinge-hung door. I learned this 2 years ago while renting a very high end house in London for a week. I have pocket doors in my own house - 4 to be exact. I have no problem with them except they don't close quite as closely as I would prefer. When I looked at the pocket door to the bathroom in London, I could quickly see why it worked so well - a deep "pocket" for it to close into. It made no noise at all while being closed. I have a feeling that all pocket door hardware is not created equal! The top quality hardware will be quiet and seamless. This is not the place to save a bit of money....See MoreFloor Plan Dilemma
Comments (20)Other considerations - you have living room seating for up to 26 between the two floors, but can just squeeze in 8 people at the dining table (that is floating in a weird spot relative to the kitchen, living area, and hallway) - while you may not require a closet and are planning on adding a wardrobe, add that in now - b/c I'm not seeing the width or depth in the 3 other bedrooms for anything as is (while still being able to walk around the bed) - while I understand you're trying to keep under 2000 sq ft, the utility room is so outsized for the house, there's the dead space between the island the living room (made more awkward by the dining table nearby) - if you have the ability to have living space on another floor, can 2 bedrooms and a bath move up there to ease some of the squish in the current plan? - if the views are along the top wall (by the dining table)? then think about how you invite your guests (and yourself) into the house - upon entering the front door, they're immediately facing a wall. Then they turn into the home space and it's the kitchen sink. Instead, image having an entrance that builds off of the beautiful views to usher people into the house. A professional can help you with these more abstract aspects of house design...See MoreOn the Horns of a White Paint Open Floor Plan Dilemma with a Solution?
