Comments (15)Do you have a separate Dining Room (this is where it would help if we saw the layout of the entire floor - both here and on Kitchens - not just the addition, the entire floor). I'm asking b/c if you do, you might consider making the table space a banquette and taking more space for the Powder Room. (Bench along the Powder Room and, possibly, "top" walls) Regarding the laundry - I'll be honest, I would not want my laundry anywhere where guests could see it - and putting it in the Powder Room means guests will definitely see it! It might help to build an enclosure around it - it would at least hide the washer & dryer, but it wouldn't help with any laundry sitting in the room - clean or dirty. Comments (7)Does the third bath function as a powder room that just happens to have a shower or is there another reason for it? Pool bath? Shop or outdoor cleanup before entering the main house? Comments (6)Ok, well if it is already a dark little room, are you sure you want to put that dark wallpaper in there? I'd be worried it will feel like a cave. Maybe you need to consider upgrading your lighting in that room. Of the vanity choices you show, my first choice would be the first one. Looks like Dark Oak and a Craftsman type style. That reads the most "farmhouse" to me...the other two are much more modern and the middle one reads very mid century modern to me. The little I've seen of the decor in the washroom doesn't make me think MCM would match. Would it be a LOT of work to get rid of the wallpaper? I think if you are going with the darker coloured vanity and light floors, I'd find a paint colour that works with the flooring colour a bit more than the blue does. Maybe something like BM Seapearl (below). Or maybe you put the colour below the trim piece and white walls above if you are going to have white toilet and sink. Comments (24)If you mean configuring the laundry and powder room into the utility room space, then a remodeling contractor should be able to help you with placement/code or maybe other ideas. I think, in an ideal world, we could all have all the space we need for all the elements in a house we want. But I'd rather have a powder/laundry combo, if I've determined that I need another 1/2 bath, rather than make do with one less bath than my family needs because some people object to having a W/D in proximity to a toilet, or whatever it is they object to. If you can squeeze enough space, I like the kinds of doors that pull out and tuck into the sides of the WD to hide it if you feel the need. I had both of these pics saved when I was trying to figure out how to move my w/d from a too small for today's large W/D units laundry room to my main floor bath.
