Comments (6)I see two options. The first one being making the two mid landings on the stairs into winders, effectively making one step into two. That would slice two steps out of the center of the foyer and open it up a bit. Not sure about the math or residential code when it comes to winders though... Ren8 would have to check me on that. Second option would be to trim that bump out off the study and have the stairs run towards the exterior wall. How it is currently would interfere with the windows, but if you are mirroring the triple kitchen window in the study I think you could work it out....See MoreHelp with layout in awkward living room space
Comments (16)So you want to use the living room for children's play, TV watching, piano playing and entertaining guests? That's a lot of function for a small room. I'm wondering, do you have a dining room and what do you use it for? If you have a dining room, but mostly eat in the kitchen, you could easily turn the dining room into a piano room and play room for the next couple of years, until the kids don't need a play room anymore. Then you could have a living room with furniture that can float away from the walls. You could have adequate seating for guests, without cramming toys and a piano in there. Your options would be greatly expanded. Maybe you don't have an eat-in kitchen and this idea simply wouldn't work in your house. But it just seems to me that you are trying to fit so many different functions into this one room, and if there's any place in the house you can move one or two functions, you would have a much easier time decorating this room. Comments (10)You said your needs are a place for your books and a place to work from home. I completely understand why you don't use the desk in it's current place because you're looking at a wall. If you rotate your desk and place it where the sofa table is, you'll be able to look out over your room and even see outside if you keep binoculars in your drawer. :) Place your built-ins on the back wall and leave large open spaces to hang artwork in, then store office supplies like printers, scanners behind cabinet doors. My printer and other unattractive electronics are on slide out trays. Plan ahead and get sufficient electrical and/or HDMI cables to power everything before you put your bookcases in. I like Jinx' idea about wrapping the bookcases around the corner because as much as I love books, they can look like a lot of clutter and there's no way I'm turning the spines to the wall. You can group the books by color or size so they look much more tidy and keep the back wall as an attractive focal point that is also very functional. Comments (26)The futon needs to go. And I wouldn't add more chairs. When you have occasional guests, use the dining chairs. Or maybe you have a chair in the bedroom that you can bring in. We really need measurements of the space to make decent recommendations on placement of furniture. You can see the space but it's very difficult for us work from photos. I have some ideas but don't know if they would work e.g. could the cabinet go where the couch is now, i.e. facing the wall where the futon is now. I really like the fish tanks but you're not showing them to best advantage. They would look better together and I think the only place that works is on the cabinet (wherever that ends up in your plan). Put them straight, not angled - they look oddly tippy at an angle. Find a drawer or pretty box/basket to put the fish food etc. so the attention is on the fish, not on those not-that-attractive items. Put a wall shelf or hooks or wall-hung basket near your front door so keys etc are not cluttering the space. The lights around the window and wall are not attractive. Sorry but a bit teenage. I'd remove them Your green couch should go where your futon is now. Now as far as your wall art. I'll assume you want to work with what you have. Your largest pieces of art work should go on the couch wall which is now bare. Probably you need to put 2 pieces side by side, because their combined width should be about 2/3 of the width of the sofa. Maybe the ones on the refrigerator wall, or the piece that is now over the fish tank? The bottom should be hung about 6-10" above the back of the sofa. Once you have decided where the rest of the furniture goes, come back and we'll help you with the rest of the art. Your art is hung too high. The middle of any "arrangement" should be 60" from the floor, unless it's over a piece of furniture that makes this impossible. Your arrangements are also spaced too far apart.
