Tried but can't drain hot water heater
Comments (19)ctbosox-I think there is too but can't figure out from where. There are only two ways in - the hot water line and the cold. I will try shutting off the water at the main line - any special considerations there. lazypup-When I was trying to drain the tank I had the hot water faucet on in the bathroom in the basement. When the valve was off there was no water coming out. When I turned the valve back on the flow would obviously come back but with only 1-2 second delay - further proving that I never drained the tank. When I turn the valve back on, I hear rushing water so I think the valve is functioning properly. I tell you what this has really thrown me for a loop. In in-between positions, they tend to 'sing' (and I don't favor their taste in music)." Gate valves & ball valves are defined as "Full Bore Valves" and they should never be left partially closed. They are intended to be either fully open or fully closed at all times, no exceptions. Leaving a full bore valve partially closed can and will lead to a number of other problems on the line including an increased risk of pin-holes on the downstream side of the valve. I prefer ball valves for 3 reasons. 1. A ball valve is constructed of a round ball with a hole drilled through it equal to the diameter of the pipe. When the valve is open the interior of the valve is almost equal to the interior of the pipe so there is no associated turbulance or friction as the liquid flows through. 2.Generally the ball is suspended in a nylon or teflon bearing pad between the ball and the valve body that primarily serves as a seal but it also serves as a bearing to make turning the ball easier. 3. The handle should be attached so that it is in the same direction as the hole through the ball. When installed in that manner you have a good visual indicator of when the valve is open or closed. When the handle of the valve is parallel to the pipe, the valve is open, and when the handle is at right angle to the pipe, the valve is closed. It is almost impossible to look at a gate valve and tell if its open or closed, unless or course, you elect to use OS&Y(outside stem & yoke) gate valves, but I doubt if you will ever see an OS&Y gate valve in a residential structure because they are typically only used on lines that are 3" and greater, and OS&Y valves are extremely expensive....See MoreNeed to turn off water valves in laundry room if going on vacation?
Comments (25)I personally know two people who had flood disasters because of ruptured toilet fill hoses. One of them happened while they were out for dinner, not even on vacation. Afterward, one of them installed a Leak Defense system at their insurance company's expense. I decided to learn from this, and install one in my house. For each of the two modes, Home and Away, you set a threshold at which flow is detected, and how long water is allowed to flow before the system alarms and shuts off the water. It can detect very small flows, down to something like a drop per second. Obviously it can't prevent damage 100%, since it has to allow some flow, particularly while you're home. But it's better than letting it flow for an unlimited time. If I remember to put it in Away mode when I leave the house, it'll shut off after 3 minutes of flow. And when I'm home, I can tell when water is flowing, and look around for the cause if I think it shouldn't be. Edit: It also has optional point-of-leak detectors that detect moisture where it shouldn't be, and shut the water right away. Comments (49)I know the answer is form over function but I never understood putting a counter top over machines that already have a clean easily wiped down surface put there by the manufacturer. I don't believe I've ever seen a topless washer or dryer. Never going to be a problem for me since I cannot imagine using my front loader without a pedestal. We hope to maybe do an inside laundry in the future. My valve box will be to the side of the washer. Have no desire to climb over the washer to reach it. Pulling out a washer is no small task either. A front loader can weigh from 175 to 250 pounds. That's dead weight. No rollers like a fridge has. And that is without a load of wet towels or jeans in it when they are most likely to need it.
