Comments (13)I'd go for House #1. Thinking, get out that bad rental, and who knows really when #2 will be ready. Developers make all kinds of promises that don't come through, and you sure are right about the pricing. (will leave out long, nearly identical story that happened to friends, pricing left them in a pickle) Also, I know you're thinking playroom now, but not knowing how old your kids are and how long you plan to stay in this house, I agree with pixie_lou and lyfia's assessments. In the long run, I'd take storage/work area over an extra room to clean up any day. Nobody spends time in the side yards - choose the best backyard and then front yard/neighbors. And that's house #1. Comments (6)Our bonus room will be ~ 17'8" x 17'8" and will have a 5'8" x 9'8" nook attached to it. Part of the 18'x18' will be eaten up by the top of the stairs, so it's usable space is smaller. It will be a smaller bonus room than what we have now (I can't remember exactly what we have, but I'd guess its about 22' x 16', all usable. We've liked the size of our bonus room as it's taken up with a large sectional couch, big screen TV/Entertainment center and all the toys my kids have used. In our future house, most of the toys will be gone (kids are older and have outgrown them), so it's just going to be couch, TV/video games. The nook might house a desk for homework/school projects. Comments (3)How many toys do your kids have? If they have an entire bedroom full, maybe. But if they have that many toys, you may want to consider reducing the number of toys instead of spending extra $ to make the room bigger. On another note, that addition looks like it has a lot of wasted space. You could have a bigger den just by changing the layout of the bathroom and removing the hallway to nowhere. Definitely rethink 2 sinks in there, and consider rearranging it so the bathroom goes the entire width of your addition. That would give you a bigger room and the potential for a closet in the future....See Morenjmomma
