Comments (22)Kevin, I am in Long Island, I have never heard of a home being sold by flyers. If you mean those booklets that you find in supermarkets, those fell out of favor during the sellers market because things were sold by the time the booklets printed. I look at the list of open houses weekly in Newsday, NYT and a local paper. To the extent that things are slightly out of my price range I prefer going to the open house rather than waste an agents time. However, if I fall in love you never know. The last Two houses I almost bought, one was mentioned to me by a friend who saw it on MLS (she perpetually house hunts) and knew I liked that model. The other I found through a search on MLS, mapped it out, drove to the house and called the agent on the sign. The only other house I considered buying I also found doing my own MLS search and then called the listing agent As for the OP, I definitely suggest using a local agent if people are coming to live in the specific area. For example people that will be looking at my house will want to live in my town and not the one five minutes away so it would be counterproductive to hire an agent from the other town. One thing, I have not chosen an agent but know who I would not use. I have been out at open houses to get a sense of my houses price in my area. In one case I could not find the house. I tried calling the agency on a beautiful sunday afternoon during the open house. I could not get anyone on the phone so I never made it to that house. Will not use their agency. Another house had the open house listed either on their web site or the newspaper as 1-3. I got there at 2. First the sign was barely noticeable (in contrast to another house I went to where the sign was visible 3 blocks away, makes me want to use that agency). Next the broker is all impatient with me. As I leave, she leaves. Apparently she changed the time and the open hosue was really 12-2 and she forgot to change the ad! When I mentioned the problem she said she had to go (she knew I was there to comparison shop and was not a real buyer) and apparently did not care that the buyer could still show (and it was her listing). Comments (5)Been there / done that! The best information comes from a non-salesman. Try talking directly with customers. If a company will not furnish a reference list than that means they are afraid of what their customers will tell you. Most reputable dealers should have a brag-book full of glowing surveys or lists of people who had indicated to them that they have had a positive experience and want others to share in the same experience, so they offer themselves up as a referral or reference. You can also consult Angie's List for your area to see if there are any positive or negative reports about the company or their products. Price is not a valid measure. Comments (16)The plan you show, with two 12" base cabinets and one 15", could use some work. One of those would be nice for cookie sheets or cutting boards, but what are you doing with the other two? It also looks like you only have one drawer stack, and the rest base cabinets. Drawers are more expensive, but they are far more useful. One of the most important things you can do right now is to figure out where you want to store things in the new kitchen - and I mean EVERYTHING!Dishes, cups and glasses, pots and pans, potholders, cooking utensils, bakeware, cookie sheets, serving dishes, small appliances, spices, knives, colanders, bags and wraps, leftover containers, towels, food, trash and recycling - mentally walk through preparing a meal, imagining where you will get everything you need. Things should be stored close to their point of use. I agree with raee about the angled corner uppers - I had two of them in my old kitchen, and they were big black holes. Yep, there is a lot of space - but it is not useful storage. You can only realistically access the items right in front of the door - and you have to move everything in the front to access anything stored behind. Easy-reach corner cabinets are definitely the way to go. What about the base corners? Super susans (not to be confused with lazy susans) provide excellent storage for certain things (I use mine for small appliances), but they aren't that great in the corner between the sink and range. I also have a U-shaped kitchen, and I looked at every fancy gizmo and contraption on the market to make the best possible use of both corners. The super susan was easy, but that wasn't the kind of storage I needed. When I went through the exercise I described above - deciding where to put everything - I realized I didn't have a need for another susan; I didn't have a need for out of the way storage of bulky, seldom-used items; what I needed the most was more drawers! So I closed off the corner, and put drawer stacks on each side of the corner. I don't at all most the "wasted" space in the corner, but I used those drawers every single day. Comments (3)If you want to go with Marvin, know that they can only do square and rectangle in the infinity and essential lines. If you have a 18x48 (like we do in two bathrooms), they cannot do them and be operational. They must be fixed. To do any arch or shape, you have to go with Marvin Ultimate (fiberglass and wood) and then still, they may have to be casement, fixed or double hung. a 36x78 Ultimate window with an arch top will run about $2838.83. An Essential 36 x 18 fixed window with an arch (like above a front door) is $729.45. A rectangle transom Essential 36 x 18 fixed ran $257.37.
