1994 manufactured home, improvements?

I purchased a manufactured home last fall. It was built in 1994, and I bought it from the original owners.

They took pretty good care of it, so it was clean, not trashed.

I've done some repairs, window screens, leaky faucets, replaced door knobs and locks

I'm happy with it. My question is, how much should I invest in improving it further? This is my first manufactured home, I can see big differences in it compared to my previous stick built houses. So a home like this I expect will not last as long. For example there are sift spots in the floors.

Also, I'm 71 years old and can't plan on being here for 30 years, although I'd like to.

For example, should I put in a on demand water heater to save on electricity?

Is there a way to do something about the soft spots in the floor within a reasonable budget?

Any advice is appreciated.
