Comments (12)Yes sue36, we'd absolutely have them bid on the total project at a fixed price, ie a contract...but my point is that if they say it'll take them 3 weeks, then they'll want to be paid for 3 weeks of work, whereas in reality, they could have completed work in 1 week. These are obviously slow times in the building industry and as such, some tradesman might be inclined to "stretch" the length of time that they need to complete the job and therefore the price, and I'm trying to understand the time that'll be needed to complete the work in a timely manner. But yes, you bring up a good point about the standard in Mass. and the post plumber/hvac "surgery" that is bound to take place to fix their joist cuts....See MoreWe are now building an Addition--Not new house
Comments (3)The average sq. ft. for a 2 car garage ranges from 19x20' to 22x26', depending on how much storage/utilities people want to set up in the garage. In our county, the minimum length for a garage is 18' (one car) with a 9' width. Hopefully this info can get you started, at least. My advice to you is to do the foundation for as large an addition as you can. Use this opportunity to reconfigure your rooms next to the addition, if necessary. You are looking for a good "flow" between the old and new. Smaller additions actually cost much more per sq. ft. because all the same equipment is used, regardless of how big or small the addition is, when you are talking about foundations, framing, etc. Good luck! Comments (32)Thanks for all of the comments, minus a few they have been very helpful! No, it is not a custom built home, but they are quite excited, certainly not the end of the world, lol. It is bigger than it looks from the outside and has some nice views from the back and is well located next to schools, a rec center, bike paths and parks. They looked for an existing home in their price range, but they are flying off the market so fast in this area that every house they bid on was gone quickly. This house is on the smaller side in this neighborhood and yes they were not happy with the quality of some of the interior finishing touches offered so will probably be changing them quickly. Happily they sold their first home in one day, received multiple offers and nearly doubled their money. It was a small fixer upper that they rehabbed. The shame of this is that I would guess the model did not look like this and with the options they chose this was how the builder finished it off. I am sure it was in a picture and they missed this detail. Why any professional would think this was acceptable is beyond me. They could easily sell and get their money back and more if it bothers them too much. Housing stock is very limited here. Some of the ideas that have been suggested are not that expensive of a fix if they choose to do them. Thanks again for all of the productive comments. Comments (9)Thanks for all the replies. I've got to convince the boss (wife) that removing some or all of our shutters is a good thing. They've been on the house since 2001 when bought the place. And it sounds like we need to reconsider the shingle color as well, it's the one she feel in love with.
