The Thema Rug (first rug) you selected is a flat weave. I not sure about that fringe they've used on the rug. Looks like a different color and inexpensive. The 9x12 rug is $3,399 and that's a lot of money for that rug. I'm wondering if the cavernous size of your room could use a rug with a bit more thickness, and maybe even larger than the 9x12 size. Oh, I guess I assumed that you were getting a wood floor, but now I see that you are putting this rug on wall to wall carpet. Is the carpet a level loop, like a sisal would be? If you want to create a monochromatic room, that could be very attractive, as long as some of your finishes are dark to complement the beams. Sorry but I think it was a mistake to allow the hearth of the fireplace to wrap around the side of the fireplace and interfere with the window treatments. If we're dreaming here with no concern about $$, I would hire back the mason and cut back the side ledges even with the edge of the fireplace stone wall. If you don't do this first, you'll have to settle for drapery on only one side of the windows and I'm not sure you'll really be happy with that solution. Those windows look a bit dwarfed in comparison with the size of the room, so a recommended drapery treatment would make the windows appear larger in size. I would mount bronze or iron rods about a foot down from the beams and hang basketweave textured linen panels on either side of the windows, with woven wood roman shades to match the beam finish, mounted under the drapery panels to control the light and privacy..

yes, if you were to go full-on glam style, I would change the rods to Black and keep the chandeliers and add more of that type of Decor. But it seems like you have more of a cool Cityvibe going on with your New York photograph and super relaxed couch/ dining set. the items you choose to fill in the space with should craft a unified Style. Hence, I would get rid of the chandelier over the couch. Not because the Chandelier metals are different, but because the mirror is a different metal and because the couch is the opposite Style of the chandelier. Going Glam you could keep the couch and the chandelier and put on all kinds of leopard print and super bright glittery pillows. Or you could go with a much more modern pendant over the couch, add some really cozy throw blankets in your favorite color, put a console table next to the door with a beautiful plant or no console table and instead use a large floor lamp. put a matching one on the other side of the living room. Big plants are super nice too. Again, maybe find a pair and put one next to the door and one on the other side of the living room. if you move toward more modern fixtures and Decor, I would definitely keep the chandelier over the table. I would put a black floating shelf underneath the cityscape of New York and place remote control LED votives along it. that would imitate the lights in the photograph. you could add Fuller blackout curtains with texture and longer curtain rods on either side of your sheer curtains, sticking with beige or adding a layer of Greige Or grey, and get rid of that stuff that's hanging in front of your windows. this would also help you move more toward modern with a touch of glam. in this case, it would make sense to add a black curtain rod. adding Grey, black and white into your beige palette can help tie it all together or use a bold accent color in several of these new accent pieces. I like your idea of the black picture frames. especially on your mantle. Right now it feels impersonal. Some travel photos or a small art piece would be better than putting more of the same on the mantle. Unless thosd candlesticks and bottles have some inherent meaning to them, I would not add more.

Hi, Katie-- I don't necessarily see a Roman shade as an ideal option for either of these spaces. For me, I'd do these windows in a cordless white wood blind treatment with an inside mount. In the style I use most often (https://www.lowes.com/pd/LEVOLOR-2-in-Cordless-White-Faux-Wood-Blinds-Common-35-in-Actual-34-5-in-x-72-in/50260811), an external header is included that would help act as a headrail on your windows that lack full trim but do have traditional muntins and sills. This touch should help lend a little additional architectural character to your existing shaker cabinets and millwork throughout both spaces. Unfortunately it doesn't really look like there's adequate room to either side of your fireplace flanking windows for drapery panels to stack off, but, if so, that would be an excellent addition to the space where you could use your oasis linen fabric to create emphasis and add a bit of softness in an additional layer for depth. For a time, I'd try to live with the slider undraped, as it looks like the only place to stack off drapery there would be to the left of the opening, where you now have several wall switches and is also pet feeding central. :) If privacy there isn't an issue, you may be able to get away with it uncovered and not allow intruding glare into the main TV viewing area, too. Start with a company that makes different sized rugs in the same look. A runner along the 'stool side' of the island is not a good idea...but you will find that out soon enough. I would nix that option right now. That means the rug in front of the sink won't really matter because it will be hidden from 90% of the rest of the house...so that one doesn't have to follow suit with anything. That reduces the purchase by 2. Now that brings us to the living room and dining area rugs. That means you have 3 to coordinate instead of 5. Excellent. Now we are getting somewhere. First things first. Put your anchors into place (the furniture) and live with it for a month or two. Put up your wall art. Go shopping to get ideas...do not purchase until you have a 'feel' for what is going on in your home. Don't do anything until you decide your accent colour/pattern. That's when you start to coordinate your soft finishes...like pillows, drapes, area rugs. Do NOT do anything until you have your big expensive stuff set up. Once you live with gray on gray for a while you will discover that you CRAVE something. That something is colour. And try to stick with the same shape of rugs. Adding in a round rug when you have two rectangles can be tricky.
